Also, I was sent directions by hotel staff in advance, so it was very easy to find the place (which usually can be quite tricky in Venice). All staff are very helpful and friendly, really nice people. The place itself doesn't look very new, but cleanliness is impeccable.   Our room was basic but good value for money. We were in the heart of Venice, just a few minutes from St. Mark's Square and ideally located for everything we needed. Staff were friendly and helpful. - We left a pair of boots by mistake and we came back later to ask and they returned. The breakfast is ok. The staff is very helpful.
