By "the bus" stop Academia is a small restaurant owned by a family from Tunisia. Amany was a great hostess there.

Breakfast was great..the decor of hotel really created an atmosphere of old Venice..the location was close enough to everything yet not so close you felt crowed by center.   The staff were exremely friendly and helpful. The reception was open on a 24hr basis and so arriving at night was no problem. The room was comfortable and very clean and the bathroom brand new. The location is terrific--right near the Accademia and its important vaporetto stop, and just across the bridge from the busy and more crowded San Marco area.
