The private Abbeys cottage has evaporative air-conditioning in all rooms, plus split system air-conditioning in the lounge, plus a wood fireplace for year-round comfort. There is a fully equipped kitchen with a gas stove, microwave, refrigerator/freezer and all eating and cooking utensils. A washing machine, iron and an outdoor clothes line are included. Sandy Lake Farm is 22 km west of Gingin, 11 km from Gravity Discovery Centre and Observatory and 35 km from Guilderton and the beach. Perth CBD (Central Business District) is 1 hours' drive from the property and Perth Airport is 1.5 hours drive away. It is located midway to the Pinnacles National Park and 40 km north of Yanchep.
