Towels were clean, soap was provided, there was a small refrigerator, microwave, and coffee machine. Bed was clean too.   Great location. Went to see the Buffalo Bills play and stayed at the Royal Inn. Like 20 mins from the stadium and 25 mins from Niagara Falls. All types of food and shopping very close by. Man at the desk was very friendly and helpful too - Price. New matresses inside zip up covers. Actually had wifi. (Code required)
