I stayed there for 4 night with my girlfriend and daughter and our experience was excellent... the staff was really helpful and kind, he gave us a room bigger than that one we booked as we had a baby, he help us with everything and the cleaness of the room was excellent even thou we left it messy everytime we went out, when we came back it was sparkling clean!!
I would defenetly would recomend this hotel and i will going back there for my next visit!

Very friendly, hospitable and helpful staff. We were delayed by our flight and thus reached the hotel later than expected; but the staff was very understanding. The shared bathroom was clean and the room was very decent. We did not manage to see the seaside because of time restrictions but if you have a car, it would be worth staying a little further out of the city centre for a different feel of Edinburgh.
Staff are available 24 hours a day and always go out of their way to help with any needs and ensure the stay is at the best standard that they can provide. All staff are polite and friendly and treat guests with great respect. Rooms are kept very clean. The hotel is situated on a nice park with walking distance into the centre with great bus links. Lots of local amenities nearby.
Very friendly engaging manager Singh who was eager to assist. The room
was very comfortable and clean . The shared bathroom facilities were
well maintained. Free street parking was readily available. Although a
fair way out of town there are fequent buses from a nearby street.

The beds were very comfortable- one was brand new, with a good-quality and thick mattress. The staff were very helpful and friendly and even ordered me a take-away from as local restaurant, which was delivered to the hotel. There is a big park in front of the hotel which also has a play area for children.
I did not know that i booked a room without bathroom, but Sing, the guy who works at the hotel, gave us a family room with it. He also was extremely helpful and friendly. The room was clean. It has a huge tv. Location And price was good. I would definitely recommend this hotel.
The location of the hotel was superb with an array of restaurants and pubs nearby and great bus service to take you into the city centre. The room was very clean, spacious room and the staff in really helpful courteous and friendly.

This was already the second time I stayed and highly recommend it.
The Family sized room was spacious and clean with one double bed and two single beds. There was plenty of tea, coffee, sugar and milk for hot drinks. The customer service was excellent.
I relly enjoyed my stay at the hotel, staff was very nice and helpful. And it took me only about 5 mins to get to the city centre. I would definitely choose this place again :).

great little family owned hotel, the guy moved us rooms to a massive family room for free. he was really understandable and helpful giving us directions.
Although the hotel was dated it was spotless . The manager and his staff were polite and nothing was too much bother. I would recommend the hotel.

We got a really good deal money wise and the distance from leith walk where we caught the bus into Edinburgh (which takes 5 mins) everyday was perfect just literally across the park and up the street.
Although far from city center, our window overlooked a nice park. Short walk to the nearest bus into the city.
The room was large staff were friendly even helped carry buggie up the stairs for me.

The place is really a bit run down, I say it's 2* really, the carpets are a bit nasty and our bathroom was ok but in need of a revamp for sure. If your just wanting somwhere to rest your head for two nights its ok, anything more I'd say don't.

Heater didn't work in our room, so it was very cold. Hotel was noisy.
Everytime you filled the sink and emptyied the water out it cam out of the pipe and all over the floor in bathroom. The shower wasnt fixed to wall.

Post-stay customer service not good as I contacted the hotel to arrange for a pillowcase I left behind to be returned but my emails have been ignored.No light over the bed. The electrical system seemed at bit messy.
Toilet was difficult to flush. Television signals very poor. Why have a television if it is uncomfortable to watch.

We booked 3 rooms for the hotel from letsbookhotel.com but didn't know how come they say that they were over booked and converted 3 room into 2 rooms only with extra bed.!!!.

Dirty carpets covered in stains, very small cramped double bed, the insistence upon our arrival that I paid for the room in cash when I had already given my credit card details to make the reservation - that seems a bit dubious to me.
It was cold in the room and bathroom. Heating was on really low level or
at all and it was below zero at night! Staff offered an extra heating
but on our second day of staying. Room service was very poor as didnt
clean properly. Not enough tea or sugar for two people. Very old windows
so all cold was coming inside the room. We've been disturb couple of
times at night by long door bell ringing or landline telephone.
I don't like the carpet of my room, it was very old and dirty. The carpet in stair case and common passage was also dirty, torn at places.

We didnt get the rooms we booked. There were builders in our room working when we arrived. The staff were completely inexperienced in dealing with paying guests. Private bathrooms were used by other people. The double room was a single room with a double bed, barely enough room to walk around it. The worst hotel i have ever stayed in.
Didnt like anything place dilapidated and a big ripp off.
