The facilities were excellent, everything was nice, new and clean. The owner was really nice and went out of his way to help us. We had a minor incident but he apologized and fixed everything for us.

breakfast, good location to vatican and historical Rome, definitely

It was very clean, the staff were friendly and helpful. The location
was farther out than we would've liked but there's a bus
service taking you to the city centre just down the road so it
wasn't a big deal.

It was comfortable and clean. It was a good location once I figured out the public transportation that serviced that area.

THe only downside is that the hotel is not so close to the city but it is at a walking distance from the Vatican which is great. Public transportation is really close to the hotel. There is a bus stop just at the corner of the hotel and a metro station not so far away. Buses are a better way of transportation but with low frequencies.

The breakfast was pathetic, it was just bread and packets of chocolate
croissants or cereal. It got a bit boring after 7 days.... The pictures
of the place are quite misleading, they do represent the place exactly
but they make it look so much bigger than it actually is. When you get
there it is tiny! It was essentially somebody's ground floor
apartment in a block.
The towels and sheets should have been changed after the third night .I
was staying 5 nights but had to ask for the towels to be changed after
the 4th night . The sheets didn't get changed, Most hotels would
change towels every day and wouldn't charge if you requested a
change, There was a kettle in the room but unfortunately it couldn't
be plugged in any socket in the room! This is constructive criticism and
I would stay here again.
I followed the directions for arriving by train, but once I arrived at the train station, I was told that the bus didn't run on Sunday. Thanks to a helpful gentleman, he called for us a cab, but it was very frustrating for a while.
