  The room exceeded our expectation. It was large, very clean, and updated. All of the staff was extremely accommodating and helpful. - Hotel was of a good standard and had an excellent location. Staff were always courteous and helpful.

  As many reviewers comment, the entrance is sparse at best. The entrance is no indication of the hotel once you get up the stairs. We aren't sure why some reviewers comment harshly on the stairs... Nice to be able to put all 5 of us in one room. Staff were very easy to work with and accomodated some special requests and made good recommendations for dinner, sight-seeing, etc.. - Great location-close to everything. Staff was very helpful and informative. Kept very clean and tidy. Breakfast was great on the patio. Do have to climb a lot of stairs (no elevator) but very nice place.

  A lovely comfortable warm room. Very small as it was a single but with a double bed and a canal view. Spotlessly clean. En suite immaculate. Clean towels and linen daily. Our room had a real baroque feeling which delighted my 16 year old daughter. The location was outstanding. Our room overlooked a canal and watching the gondoliers passing was an added bonus. It is 5 minutes from st Marks Square so it was so easy to see the amazing sites there but was also very peaceful. The staff were friendly and helpful. I loved sitting on the little boat landing with my book and drink after a day sightseeing.

  Maria Elisabetta and Rodolfo are a wonderful young couple who take great care of their guests. The location of the Residenza is perfect (next to San Marco but away from the crowd, and not far away from the Castello area where the Biennale takes place and where there are plenty of great authentic restaurants). We stayed in the Artist room which was neat, quiet and very clean, with a lovely view over the canal. The - In one word - Excellent. Breakfast - very good (choice of yoghurts, meat, cheese, bread, jam, juice, coffee, tea, etc.) Owner - intelligent, polite and friendly person with great sense of humor. All together this will make your stay in this hotel perfect.

  The room (room 106 on first floor), was big and light with two big windows overlooking the canal, one of which opened out onto a small balcony.The bed was two beds pushed together and may be a bit firm for some people. The en-suite bathroom was a good size and had WC, bidet, large sink, jacuzzi bath (normal size) plus tiled - This hotel was absolutely stunning! We had the junior suite with a canal view and it was amazing! The room was beautifully decorated! This hotel room, experience and location was the highlight of our trip! I highly recommend it! Even though the junior suite is a bit more money than the regular rooms, if you are wanting to treat yourself while in Italy for a couple days, I would definitely spend the extra money on this room!!   the location was brilliant. got on the grand canel and the water taxi stopped right at the hotel front door. staff and room was all very nice. breakfast was the best we had during our two weeks in Italy.
