  Maria Elisabetta and Rodolfo are a wonderful young couple who take great care of their guests. The location of the Residenza is perfect (next to San Marco but away from the crowd, and not far away from the Castello area where the Biennale takes place and where there are plenty of great authentic restaurants). The Residenza is also easy of access (... wat mensen zeggen » a mere 5 min walk from the San Marco pier). We stayed in the Artist room which was neat, quiet and very clean, with a lovely view over the canal. The - In one word - Excellent. Location - perfect (near San Marco square, but on the small quiet street). Room - clean and cozy. Bathroom - big, light and clean, clean and clean (hairdryer, toiletries, towels are included). Breakfast - very good (choice of yoghurts, meat, cheese, bread, jam, juice, coffee, tea, etc.) Owner - intelligent, polite and friendly person with great sense of humor. All together this will make your stay in this hotel perfect.

  The hotel is just beautiful. It's a three hundred year old Palazzo that has been meticulously restored, with great attention to detail and luxury. Our room was quite outstanding - extremely " high tech" ( comment from our 21 year old who was very impressed!) combined with traditional, lavish furnishings - drapes, pelmets, wallpaper, furniture ; if... wat mensen zeggen » you are into design and interior decorating, this is the place! We felt very welcomed and " at home" in beautiful surroundings. The staff were incred - This hotel was our favorite from all of our hotels this trip. The location was perfect for walking everywhere and easy access from the water taxi at Rialto bridge....just remember to turn at the Disney store and you'll always find it! We did eat in the restaurant one night and it was very good. Our waiter was excellent and I'm pretty sure he is the only Italian waiter to have smiled at us our whole trip (no joke!) We also had a couples massage one evening. Though I would not say it is a "spa"

  All that really matters is excellent: location, pleasant and competent staff, facilities, cleanliness. Breakfast was very good, but it`s main selling point is the terrace in which it is served - on top of the rooftop above the Grand Cannal with the most magnificent view. The hotel fully understood when I asked them to change my room and give a room with no pictures on walls so that i can perform my prayers. The breakfast and location are excellent.

  As many reviewers comment, the entrance is sparse at best. The entrance is no indication of the hotel once you get up the stairs. We aren't sure why some reviewers comment harshly on the stairs... It is Venice and there are stairs in just about every hotel! The rooms are fairly simple. The college age staffers in the morning and the evening were v... wat mensen zeggen » ery friendly. The location of this hotel is exceptional! It was a two minute walk to St. Mark's square (once we got oriented) which allowed us to visi - Great location-close to everything. Staff was very helpful and informative. Kept very clean and tidy. Breakfast was great on the patio. Do have to climb a lot of stairs (no elevator) but very nice place. - Location was perfect. Nice to be able to put all 5 of us in one room. Staff were very easy to work with and accomodated some special requests and made good recommendations for dinner, sight-seeing, etc..

  What's not to like about a luxury yacht moored close to Venice with its own free water taxi to get you back after the water buses stop running. despite misgivings about the yacht being moored on another island it was very easy to get to Venice and back with a ten minute water bus ride. Would recommend this for a different and special experience. -... wat mensen zeggen » The simple fact that it was an yacht. You slept in one of the cabins, could enjoy the sun in the deck, and so on. If you by any chance wanted to have dinner in Venice you didn't have to call a water taxi (the last bus is at 8pm) - they have a free transfer service to the yacht.

  the location was brilliant. got on the grand canel and the water taxi stopped right at the hotel front door. staff and room was all very nice. breakfast was the best we had during our two weeks in Italy.
