  Liked everything about this hotel. Calm location away from the tourist hassle and just 5­-7 min walk from piazza San Marco. May be a bit far from the train station but for us it was not a problem, walking through Venice is a pleasure of its own. Besides you can always take a vaporetto which stops nearby. In overall, good value for money we paid. - Very nice hotel. The incheck was very fast and the night receptionist was very helpfull. the room was very clean and the breakfast was also fine. We liked the hotel very much.

  The room (room 106 on first floor), was big and light with two big windows overlooking the canal, one of which opened out onto a small balcony.The bed was two beds pushed together and may be a bit firm for some people. There was a big wardrobe and drawers, a 'safe' and a dressing table plus small table and two chairs, good lighting and a big mirro... wat mensen zeggen » r, plus large modern paintings on the wall. The en-suite bathroom was a good size and had WC, bidet, large sink, jacuzzi bath (normal size) plus tiled - This hotel was absolutely stunning! We had the junior suite with a canal view and it was amazing! The room was beautifully decorated! This hotel room, experience and location was the highlight of our trip! I highly recommend it! Even though the junior suite is a bit more money than the regular rooms, if you are wanting to treat yourself while in Italy for a couple days, I would definitely spend the extra money on this room!!   Maria Elisabetta and Rodolfo are a wonderful young couple who take great care of their guests. The location of the Residenza is perfect (next to San Marco but away from the crowd, and not far away from the Castello area where the Biennale takes place and where there are plenty of great authentic restaurants). We stayed in the Artist room which was neat, quiet and very clean, with a lovely view over the canal. The - In one word - Excellent. Location - perfect (near San Marco square, but on the small quiet street). Room - clean and cozy. Bathroom - big, light and clean, clean and clean (hairdryer, toiletries, towels are included). Breakfast - very good (choice of yoghurts, meat, cheese, bread, jam, juice, coffee, tea, etc.) Owner - intelligent, polite and friendly person with great sense of humor. All together this will make your stay in this hotel perfect.

Rooms were lovely.Ours was small but had view of canal while our friends had a huge room to make up for lack of view, I reckon! Personally, I loved room with a view. Staff very helpful and breakfast very tasty. All in all, great value.
