  although the guesthouse's entrance is located in a funny little alleyway, and you have to carry your bags up 2 flights of stairs yourself (no lift), our room was big and comfortable. We liked the location. Also, the guesthouse is located next to a vibey piazza where all the artsy locals hang out, so - This hotel was fairly close to everything. Hotel was close to a square with many restaurants and bars. Room was clean and air conditioned. Room was not fancy but was fine and the hotel was a good value. Staff did not speak English but were still nice.

  a lovely gentleman from reception desk greeted us when we arrived by coming downstairs and carrying our heavy luggage upstairs to second floor, then gave us a great overview of Venice and helped with directions and how to get around. We would definitely recommend this accommodation for the location alone, but the room was also big and comfortable with all the amenities we needed. Location is perfect, only few minutes walk from P. roma to our hotel and like walking around a building where we catch our shuttle, people's mover to our cruise ship. Vaporetto or water taxi is just outside the hotel. A grocery is close by where we bought our bottled water and food supply. We chose to walk via academia to rialto and P. mar - Coming from the airport by bus around 9pm, this hotel was close to the drop off point which was useful with roller suitcases. We were greeted by a friendly man who made us welcome and up-graded our room to one that overlooked the canal. It was great waking up to the canal boats going about their business, after we had enjoyed a comfortable nights sleep. Although simply furnished the room was clean and quaintly old-world with exposed beam look. The breakfast was great and plenty of it! The staff
