Cesare (owner of the hotel) could not be more helpful. He truly made a good hotel into a great one!   This hotel was top class & great value for money via this website as we got 4 x nights in superior room with breakfast for £400! Very quiet location which is easily reached from Fondamente Nove (stop for waterbus to airport and the Islands of Burano and Murano and also on route from bus/train station).
