Excellent value and high standard. Ensuite, tea & coffee, TV, and everything beautifully clean. The hosts are friendly and helpful, whilst not intrusive, and the location is great for University of Warwick. Peaceful location whilst handy for the motorways. We chose to have the optional breakfast - superb. We will use this again while son is at university there.

Recently refurbished so decor of a high standard, room of a good size, extremely comfortable and we were lucky enough to have a fantastic view over the river. I was a solo traveller. I found this guest house friendly , clean & comfortable. I stayed for 2 nights in a double room on the ground floor. The room was tastefully decorated with a small and functional ensuite. The hotel was approximately a 20 minute walk from the centre of Warwick. Car parking at the front of the house was small but there is further parking across the road. James and his staff are doing as excellent job. I would definitely return.

We stayed here with out 2 young children as a base for visiting Warwick
Castle. The staff were very helpful & friendly, the rooms were clean
and as per the pictures on letsbookhotel.com. We enjoyed a meal in the pub
restaurant that was very good quality & service was excellent, and

The welcome was warm and friendly, and being offered a pot of tea after a long drive is wonderful. Janet could not have done more for us. I usually stay in faceless hotels but decided to opt for something smaller just for a change, and this was a genuinely great find. Breakfast was lovely, and they accommodated our early start. Thanks to all at Park Cottage.
