Excellent location close to the center of Assisi and close to the impressive St Francis church. We stayed 4 nights and we liked it. Easy walking to the center with many good restaurants. We had a deluxe room with a view to the valley, which was fantastic. Breakfast was good with a good choice of products. Also from the breakfast room excellent view over the valley. Even with the window open during the night there was no noise at all. We did not eat in the hotel restaurant, therefore no comments.

The views from our room looking out over the hillside city of Assissi and the plain below are unforgettable. We enjoyed dinner at the hotel and it was exceptional and also unforgettable. Perhaps minor disadvantage: the room did not have a wardrobe, so you had to keep the clothes open on shelfs. Small room for 3 people. Shower leaked flooding floor with each use which would be easily correctable. nothing to complain about. There was nothing of concern at this property. Second day we ran out of hot water in the shower. Very small parking area, but that is to be expected in an old village like Assisi. You need an ice machine and a bar attendant. having to leave!. As often in these mass-touristic destinations, you do not need to be THAT attractive to get new clients... The staff at the hotel were not quite as welcoming and friendly this time as I remember on previous visits. We couldn't find the hotel for check in despite having a gps. The restaurant was overpriced. Lack of resolution on an issue, flickering power all afternoon, evening and night, staff blaming us for not telling them about power issue when we asked twice. staff nice. I had to carry my lugagge until from the 2nd floor (the last one with elevator) until the 6th floor. The room was too small and the carpet so old and full of powder. False advertising. Told us we would take the elevator and walk up 4 flights. When parking lot became full told us it would be our problem.
