If you are looking for a cozy home atmosphere, Rooms Matea is exactly for you. Our apartment was always clean. Towels and bedlinen were regularly changed. It took us about 10 min to go to the Old city and 15 min to the port Gruz. There are a lot of big supermarkets and good restaurants in about 10 min distance from the hotel.
It's a little bit like living with a family, they were all really friendly, at the last day they drove us to the bus station.

The hosts are very friendly and helpful. Great tips for what to do and where to eat. A couple of minimarkets just behind the corner.
Staff are amazingly friendly and for the price, the rooms were well equiped with tea and coffee 10/10.

Coming back from the old town means a ~15min walk of stairs and uphill. No problem for us, but nothing for people in bad shape.
Parking is a nightmare in Dubrovnik so I would recommend you don't have a car when in the city.
A little bit of a walk but it is worth it for the view...!.
