Warm reception upon arrival and very welcoming hostess. Upgraded room without asking. Room four very comfortable and peaceful , as a result beware of oversleeeping. Heating temperature just right. Ideally located for a short and refreshing river walk into the town centre. Breakfast simple but tasty and again a walm welcome in the morning. Hostedd very helpful and flexible. loved the location, it really was a 10 minute walk down the river. We were three adults so the triple room was really good for us, it was clean, comfortable and quiet (we at a room at the back). Landlady was welcoming, helpful and informative and let me leave my car there till we left on the evening after we had checked out, Breakfast was good too. Good value for money.
The landlady was very nice and helpful, especially as my Google map directions were wrong! She waited outside on the pavement to meet me. My room was very cosy and I had a great night's sleep - very important as I has an interview at the university the next morning.
Warmth of hosts, comfortable, quiet room, close proximity to center of York, yet in a quieter section of the city. Fans for the room a nice plus, too! Appreciated having internet, and great to have breakfast included in the price. Thank you!.
We were greeted warmly on arrival, room was excellent, owners have put a great deal of effort into making No 71 attractive and comfortable. Owners flexible and keen to meet our needs. Highly recommended - would definitely stay there again.
I liked the friendly welcome I got from the landlady and the excellent facilities and help while I stayed at the B&B. The breakfast was first class and would definatly stay there again.

The place was about 20 mins walk from York train station. The landlady was very nice and my room was warm and clean.
No seating in the bedroom. A chair would have been welcome rather than lounging on the bed.
