Location is perfect. They are installing tram lines in the street but it still has access if you are arriving by car or taxi. Its a short walk to Waverly Station and all main tourist attractions can be reached by foot if you like to walk.
Room was excellent, breakfast was great. Did not try the restaurant at night but menu looked good and fairly priced.
Staff were all very friendly and attentive.
A little bit pricey but for a stay during the Festival it was fairly priced compared to other optio

The hotel building was very impressive, the staff were friendly and helpful, the room was superb and the food was excellent. Ideally placed for us, as we were attending the March & Rally for Scottish Independence on Calton Hill that weekend. We paid the minimum and got the maximum in comfort with a freely given upgrade. The staff were very welcoming and were pleased that we were pleased. The bed was extremely comfy the room was fantastic. The location is excellent. Not one negative comment from this satisfied customer. The facilities/pool etc are lovely. - Great presentation, friendl

The older gentleman working in the reception was a perfect example of hospitality and he also seemed to have a great knowledge of Edinburgh, which he shared generously.

The location on the Royal Mile was perfect for our stay, within easy reach of the things we wanted to do. It was easy to drive too, with easy parking behind the hotel. It was also easy to get out of Edinburgh from this location. With this in mind I will be using this hotel again for future visits to Edinburgh. - Interesting food in Tapas style bar.

2) Location - There cant be a better hotel than this....superb ! Perfect location - closer to the station. However, you will surely need to take a cab from the Metro to the Hotel (if carrying heavy luggage) 2nd option would be to climb around 108 steps towards the hotel (from the metro station). Taxi would not cost more than 4 Pounds from the train station.
