The staff was very pleasant and very helpful. The premises, including the shared bathroom, were spotlessly clean, and the breakfast choice quite extensive. Breakfast itself was of high quality. The owner was exceptionally friendly, obliging and helpful. The food and cooking was excellent. The location near Tollcross and the canal, with free parking was ideal for me. It had a high standard of cleanliness

The breakfast was just amazing!!! Was better than any B&B that we have stayed at, very impressed. For what we payed, room was very basic and slightly on the small side. I still view this as a positive as we are realists and expect to pay for what we got, the room was slightly small BUT so was the price for this accomodation. Totally recommend

The hotel was in a great area with plenty of restaurants and bars within easy walking distance, the hotel was easily reached on foot from both the railway and bus station.
The rooms were clean, comfortable had a safe at no extra cost and opening windows
The breakfast in the morning was excellent with so much choice!!!

This is a charming small hotel, easy walking distance to City Centre. It has a comfortable little bar,reasonably priced, didn't sample the bar food but if the breakfast is anything to go by I'm sure it'll be excellent, as was the breakfast -freshly cooked to order, as much tea/coffee and toast as you want. The room was spotless, freshly decorated and beds comfortable,the bathroom was spotless too - good shower.Parking for a few cars on site. I will definitely use this hotel again.

Spacious and comfortable- I think staff struggle when it is busy to be available but it does have a rather welcoming informality about the place. Don't worry about no breakfast- lots of cafe's nearby- I HIGHLY recommend "the Square" cafe round the corner- superb at very reasonable prices and lovely staff! Anthony stayed june 13 -

I would definitely recommendthis and stay there again. Very close to the city centre as well; wewalked there in 15 minutes (strolling). Excellent value for a guesthouseso close to the centre of Edinburgh. Also a lovely Italian restaurantdown the road!

βρισκόταν σε ήσυχη τοποθεσία, πολύ κοντά στο σταθμό λεωφορείων και πολύ κοντά στο κέντρο. ο υπεύθυνος του ξενοδοχείου ήταν καταπληκτικός. We booked a double and got a very spacious and comfortable room downstairs with 2 beds (queen & a twin). Check-in was quick. Heaters worked great for the chilly Dec weather. The shower always had hot water. Breakfast buffet consisted of cereal, toast, jam, yogurt, cheeses, pastries, fruit, juice, coffee, and tea was perfect to start the day. B

The B&B has really nice, with high ceilings and mouldings. Owner was very friendly and a nice welcoming host. Bed was comfortable, rooms were warm. Free Wi-Fi good for checking out local restaurants etc. Is about a mile walk from train station, with a nice bar restaurant called "Reverie" near-by on the way in to town.
Breakfast was good, with coffee or tea to suit. We would stay again.
