The location is good (ten minutes walking to the station and Princes Street), the room is spacious and clean, the reception open 24/7. Free WiFi is available in public areas and a simple but nice breakfast is included in the room rate. The central heating has worked just one day, but an eletric heater was in the cabinet so it was fine anyway. -

The staff is friendly, it's within easy walking distance of the tourist area and Waverly station, and the breakfast is outstanding! I had a top-floor room this time, which actually had a pretty good view. I highly recommend this hotel.

Paul and Deborah were excellent hosts - very friendly and informative. The room was clean and comfortable, and housekeeping was excellent. Room including breakfast was a real bonus. The hotel is in a quiet area but still only a short walk to city centre. I have already recommended staying at Abbey Hotel to my work colleagues.

The Elder York Guest House is a lovely place to stay in Edinburgh! The location is excellent, walking distance to all attractions. There are road works going on, but these won't interrupt your stay and should be over soon. The Dene Guest House was the perfect choice. Not only I was provided with a clean, spacious and beautifully designed en-suite bedroom with great views but I had as well the valuable help of Ilio and Hamish in every possible aspect (from giving advice on how to spend leisure time to pointing me in the right direction whilst I was looking for a job

Perfect location, close to centre of town. Received a very warm welcome, lovely people running the bed and breakfast in a relaxed, efficient way, they couldn`t have been more helpful. My room was clean, comfortable and had all I needed, the house itself is a beautiful old Edinburgh town house. Fantastic breakfast and I look forward to staying again for my next great night out in the big Toun!

Rob and Vicky made us feel welcome from the minute we made the booking, they were able to provide information that made our travel arrangements work better. Nice room, very comfortable single bed (maybe a bit small, my mum fell when she was rolling over) and very quiet.
Good breakfast with self serving coffe/tea, juice, cereal and yogurt. I had scrable eggs on toast, but you can get a full Scottish breakfast.
Staff very friendly. I'd like to stay longer to interact with them.
