This Georgian property less than 10 minutes’ walk from Brighton Pier is situated between the centre of the city and buzzing Kemp Town. With mostly en suite rooms, Ainsley House provides a traditional English breakfast and Caribbean cuisine, just moments from the beach. All rooms come individually designed with touches of period style, some have sea views and all come with Freeview TV. The bright breakfast room has a large bay window and a collection of books. Guests can also relax in the on-site bar. The varied restaurants and bars of St James’s Street are a 5-minute walk from Ainsley House, and the shops of the town centre are a 10-minute walk away. The guesthouse is 10 minutes from the National Express Coach Station by foot, the train station is a 5-minute drive away.

We definitely had the best room in the hotel with the best views!! Our room had a large bay window (glass from floor to ceiling) with an amazing view of the sea and the pier! Just what I wanted to wake up to on my Birthday! The bed was extremely comfortable and the room was well equipped with a fridge, hairdryer, tv and coffee/tea making facilities. The en suite bathroom was clean. The staff were very welcoming on arrival and the owner, who served breakfast the following morning, was very frien.

Parking is an issue but were given details of a road that was only a 15min walk away, but for £5 for 24 hour who cares. Good breakfast, good size rooms, perfect for the not so fussy people & perfect value for money. Staff were great, no problems with any requets for taxi booking etc. Very good and will definelty stay here on our next visit to Brighton. The proprietor was lovely and we couldn't have asked for a warmer more welcoming host. He made us porridge for breakfast extra early as we were running the Brighton Half Marathon in the morning, and let us come back to pick up our bags and have a shower afterwards. Accommodation was basic but the beds were more than comfy, there was a decent tv and we had a good night's rest before the race. Great location right by the seafront on a lovely street. Good location, close to seafront and the town centre, within walking distance. Comfortable room and bed, nice flat screen t.v., fridge, plenty of hot water, fluffy towels and super shower. The views of the sea and Brighton pier completed the picture. The breakfast included full English as well as plenty of choice on the buffet, including juices, cereals, fresh fruit and muffins. The staff were friendly and eager to help. I liked the room, very quiet, spacious enought for a couple and luggage, the cleaniness everywhere, the kindness of the staff, the complimentary boiler, tea and coffee, the minifridge in the room. The recepcionist was very helpful and the breakfast was abundant. The street is very quiet but from the breakfast room you can see the wheel and it is few minutes away from a street full of restaurants and pubs. The staff were very friendly and helpful. Left a good lasting impression on me and will recommend the place to others. Also may return with family in future. Really lovely staff!! Thanks for all the help! Made me feel safe and welcome. That's the most important thing. Plus it was walking distances from the Brighton pier, shops, restaurants, bars cages and take always. So lots of options!. The staff was very friendly and helpful. In the room there were bathrobes, tea-facilities, a small fridge. Breakfasts were big, tasty and nourishing. The location of the house is very pleasant: you can view the sea through the window, the area is quiet; however pier amuzements, public beach, cafes, restaurants and shops are within only 5 minutes' walk. The warm welcome we received and excellent customer service and genuine friendliness made our trip. I often travel for work purposes and rarely see such lovely helpful genuine people working in hotels. The stay was such good value - I don't know how they manage to make a profit as the breakfast was included in the price. We plan to stay here again. The staff were very friendly and helpful. The room was very comfortable and well appointed and the breakfast was excellent. The hotel was in a perfect location for the pier and beach and it was just a short walk to the town centre. Overlooks gardens. Enjoyed the quiet. My double room with ensuite at Ainsley House had period Bow Windows which allowed a good view of the sea and the Palace Pier. The room was comfortable, and, in the morning, the full English Breakfast, very tasty. The walk from Brighton Rail Station was about 30 minutes. The staff was super friendly, flexible & helpful Room was small, but very efficiently laid out Amazing price considering the comfort in the rooms, full breakfast and super strong wifi Will definitely book again when in Brighton!. I've stayed at Ainsley house a few times now as I use it as a base for visiting family in the area. It's warm, clean and comfortable. The staff are friendly and there's some where secure to leave the bike as I always cycle there. Excellent location in brighton ! Lovely gardened st ! Really friendly and helpful owner ! I have visited this b and b before. I was upgraded to a lovely spacious room with an excellent view of the sea frount. The hospitality shown to me was very nice. Excellent value for money. Very clean. Charming host. Excellent breakfast. Lovely warm room. Quiet. Near centre of town and all amenities. Fluffy white towels. Plenty of mirrors and power points in the room. Only stayed 3 nights but wish I had longer, I have stayed in many guesthouses in Brighton but I have to admit this one is the best!!! The towel was very soft. I can't think of anything that we were not happy with! If I had to say anything I guess the decor could do with a little freshening up and modernisation, but we had a perfect stay!. Could have done with afew nice smelling air fresheners. The breakfast smell tends to stay and linger, but only in the lobby areas. Bedrooms are perfectly clean. Shower / toilet were a little small but this was as described, and we made our booking fully aware of this. Nothing!. There was no elevator and the room was on the 3rd floor. A bit of a struggle with the stairs lugging the suitcase, the owner did offer to take my suitcase, I refused, however didn't realise how many steps were involved!!. In stormy weather there was draught as the windows let the wind inside the room. There was nothing not to like. Lack of private parking, but it's not uncommon in Brighton. Some details in the room could be improved eg bedside tables and lights, net or blinds at the window and a more efficient and hotter shower. The property is a traditional house and as such has traditional decor and furnishings, which is absolutely no problem as long as you are not expecting anything more modern. Only very minor detail but hadn't realised it was so far along the coast. Otherwise location was very good combination of peaceful but with plenty to do. Water pressure is a bit low in the top floor rooms, but the water temperature is good, so just take your time :). Nothing bad to say, Ainsley House is welcoming and great value for money!. What's not to like ?. For the money..Nothing. Not a lot to write here other than we could have done with a mirror in the bedroom, there was only the one in ensuite which is time consuming when two people are getting ready. The bed was a bit hard, but maybe that's because I am used to a soft bed. Nothing. Only complaint - handbaisin was in the room and not in the bathroom. We found that slightly inconvenient. Having to leave, LOL. shower was very basic with not much water pressure, but then again we were on the top level. Nothing to dislike. The mattress wasn't great, and bathroom was a bit dirty when we arrived. All good. The rooms are very old fashioned and need updated but at the same time they were spotless and had every thing you needed. The complimentary toiletries were a couple of unmarked bottles with something diluted in. Lots of pillows but all flat or rock hard. Very old decor. Would have happily paid £70 for one night but having paid £130 we feel slightly ripped off. NO faults. Not enough tea& biscuits in room. Rubbish shower only trickle out should get it repaired!. Couldn't fault it. There was only the one thing people coming back late ,slamming doors,but apart from that i really enjoyed my stay. unfortunately brighton can be a nightmare for parking at £2per hr.there is local car park which if you are staying for the day works out cheaper. Beware, there are many stairs! We were on the top floor so there were four flights to go up and no elevator. It was fine for us, but just a heads up for others. location is around 15 mins walk towards shopping centre and restaurants. The shower. The shower was not strong enough.
