Great location, large comfortable room with adjustable ac. They have a mini bar in the room with cheaper prices (there's also room for you to keep your things as well). Security box in room and great WiFi signals as well. Owners are really friendly, I would recommend staying here if you're a budget traveler. Definitely good value for the price.

Staff were quick to rectify bath towels not being in room.
Centally located with bars and restaurants within 100 metres. Short walk to Karon Beach.
Not much security , you had to unlock and walk through the front of the hotel lobby yourself at night (doors lock at 11). No fan in the bathroom so can get smelly, but it airs out fast enough. We also had an issue with the water, it just shut off at one point mid shower but came on a few mins later. Not sure if they were doing work that involved turning it off.
Bed mattress was hard which does not suit my back. I did not inform staff of this aspect.
