We loved everything. The hotel is comfortable, clean, and charming. The owners were hospitable and kind. The ambiance is tranquil and relaxed, and although simple the hotel has everything one could want. The location is great, about 15 minutes walk to the night market. The price is excellent. The room was clean and comfortable and the pictures don't do the residence justice -- the owners take great pride in keeping up the grounds. In reality, I'm spoiled after staying at tr Residence, they set a very high standard. They are located about 10 minutes (walking) outside of the old city and always felt safe walking home and in the neighborhood (woman traveling alone). I prefer this location, it was a sanctuary for me -- but if. The hotel is ran by a lovely couple who were very friendly and caring. We arrived earlier than the stated check in time and were allowed straight to our room. We did laundry here which was delivered to our room. We left our bags while trekking for two days and found them back in our room on arrival. When our minibus was late arriving to pick us up, the owners called them to chase for us and gave directions. It's about 7/8 minutes walk to the centre of Chiang Mai. Rooms were clean, bright and we. We loved everything about this hotel. The owners are very helpful and friendly. Daily service and fresh towels. Very clean rooms. Amazing pool/ garden and very relaxing. Hotel is a walking distance from main attractions and u can even rent scooters/ bike from the hotel. Very cheap rooms and yet very good service, rooms are cleaned daily, new towels daily. it's quiet as it's not in the city itself, but yet only a 10 min walk to the old city. Nice little family run place, decent location, safe and secure - I don't mind walking less than 10 minutes to downtown at all. It is a new, small and private, very well kept guest house, the owner and his wife were very nice and extremely accommodating to any of my needs really. Quite liked it. Modest but very nice decor, everything seems clean and new (we stayed in deluxe room), in quiet neighbourhood - 10mins to old city but they have motorbikes to rent (and it is the best way to explore CM and surroundings). It is just outside the main square of the city which avoids the traffic in case you have a car. Parking is possible for free. House has secured gate for entrance. That was the only drawback. The only problem we experienced was getting a Tuk Tuk to the hotel, they seemed not to know where it was, despite it being on the main road South East of the main square. Nothing. Walls of the rooms are paper thin. Even with the tv only on a normal volume we had neighbours complaining about the noise, so don't book here if you plan on making a lot of noise during your stay :-). There was a small road bump upon checking in; prices and room didn't match online offer but the owner was very cordial and professional and fixed the problem for me quickly in a classic win/win bargaining fashion. First night in my new room, there was a terribly strong raw sewage type smell coming up from the showers drain pipe, but the owner ordered his guy Friday to remedy it quickly and expediently with a 'Drano' equivalent fluid and hot water - problem and smell gone!. Hungry for a late night snack means walking 15 mins, so might as well skip it. Good, saves on the junk food snacking!. No visa acepted. Bed was a little hard, but that's the standard in SE Asia, it seems. Nice pool - but no chaise lounge-type chairs to lay near it. Safe didn't work (and no instructions) - although it didn't bother me enough to talk to them about it. Pool area could be better maintained, bit less shrubbery few more chairs etc. Nothing. If you want a new good clean place go here. It would be great to have cosy lounge / seating are where to chill and talk to other guests. Location is a bit far from the moat (about 15 - 20 minutes walk). Not many interesting places to visit in the nearby area. Bed was too hard. Little bit far from the centre, but you can rent a motorcycle or a bike. Breakfast not available (yet). It was a little bit dirty, with a lot of mosquitoes. Nothing. Everything was perfect. The manager is not to friendly. a little bit far away from the downtown. The room looks like a prison-cell. Total white concret. Some colours and a picture on the wall would help a lot. The bed was very hard. No fridge. Noisy aircon.
