Very little not to like so will fault nothing.
Great location with a view of the sea, pier and big wheel. Looked wonderful at night. Easy to walk to restaurants, shops and bars - great selection of places to go. Very warm welcome and efficient, quick check in and help with car parking. Everything is very freshly painted and extremely clean. Nice light bright breakfast room. Lovely comfortable bed and high quality bed linen which is very important to me! Nespresso machine in the room - marvellous! We are already planning our return and bringing friends with us.
Only negative I could find was the size of our room (on ground floor) - it was quite tight for space, but I gather the other rooms are bigger - it was a last minute booking and all the other rooms were full.
Beautiful decor and the most comfortable bed I have had in a hotel anywhere. Excellent breakfast and lovely staff, very unobtrusive but there if you need them.
En-suite quite small and shower and sink slow to drain, minor niggles though.
The whole atmosphere of the hotel was first class and nothing was too much trouble for the staff.
The en-suite was excellent although a shower curtain would prevent everything getting wet.

That there was no lift and a lot of stairs to the 4th floor but worth it once your up there!
My room was very nicely appointed and the bed was very comfortable with crisp fresh bedding. The bathroom was very clean and nicely done with good quality toiletories and fluffy towels. The staff were very friendly and the breakfast was of a really high standard. The binoculors in the room are a nice touch for checking out the fantastic views.
Although I appreciate the attractions of the beachfront location I think more should be done to dampen the road noise. The wooden shutters, although very nice would probably be more effective with some heavy curtains to help. That said I wouldn't hesitate to recommend a stay there.

Liked everything about this smart, stylish and friendly small hotel, including the tasty and generous breakfast. Especially liked the extremely comfortable beds and bedding. Everything top notch. Would like to return. Found the 'staff' very helpful and appreciated the informal, friendly but professional approach.
They closed the hotel for a week for restoration but they were so kind to let me stay anyway. The hotel is great I truly recommend it!

Friendly staff, excellent Hypnos bed, a lovely view of the sea and Brighton pier, a good breakfast with decent fresh fruit. And a good workout climbing the stairs! Plus a Nespresso machine in our room.
The room was a little on the small side, but we knew that anyway. Fine for a single night, but maybe a bit cramped for a longer stay. Otherwise, nothing.
The location was great.The room was very spacious and immaculately clean and tidy.The breakfast was very tasty. The host who greeted us was very helpful throughout our stay.I would definitely recommend.

The whole experience was perfect. You have to stay here when visiting Brighton. Immaculate decore throughout and conscientious attentive service. Slept in the comfiest bed, woke to the sun shining on the sea front, followed by refreshing rain shower and breakfast in the quaint dining room. Would highly recommend.

Quality, class and quiet elegance in everything. The room was spacious and had a great view of Brighton Pier. The gourmet breakfast kept us going for hours and our host, John was superb, friendly and helpful nothing was too much trouble and dietary needs catered for very well.

The excellent customer service and cleanliness of room. Breakfast was excellent. Owners were very welcoming and nothing was too much trouble. Usually stay in large hotels, however would stay in this guest house over the large hotels in the Brighton area. Would definitely book Room With A View again for our next stay in Brighton

Ideal location on Marine Drive and room certainly had a great view of the Palace Pier. Friendly owner and staff. Very stylish furnishings and decor. Exceptionally clean and everything provided. Good choice of very well presented breakfast. Plenty of choice for evening drinking and dining within easy walk and only 10 minutes from The Lanes. Difficult to fault in any way! Would certainly stay again and recommend to others.
Some traffic noise (ear plugs provided ) Parking could be a problem, but wasn't when we stayed.

Ground floor room tended to be hot but two fans were provided. Toilet and shower booth quite compact - would not suit the larger traveller

We loved everything from the cleanliness, the comfy beds and all the other small touches that made the stay great. The staff were helpful and friendly. The breakfast was delicious,plenty to choose from and lots of it. Hopefully we will be back in the near future. A big thank you to Steve and John.

Staff were friendly and helpful didn't get in your face but was always in the background if needed and on hand if you needed info on the local area loved it
From the moment we entered the hotel it was such a warm and very help full experience.The hotel is so clean and beutifully kept up to date and a really comforting feel about it.the room was amazing with all the things you would want from the well stocked fridge to the complimentary drinks to the gorgeous dressing gowns so nice.

Everything had been finished to a very high spec. The staff were really friendly and helpful - even rang me to tell me I'd left something behind! It was lovely to have some different choices for breakfast;good quality ingredients were used. Smoked salmon and scrambled eggs were delicious!
Our room was quite small and hot, although Steven did his best to keep it cool.
The staff at a Room with a View were extremely helpful and pleasant. Although my room was very small, it was well equipped and the bed was very comfortable. England was experiencing one the worst heat waves in years and of course there was no air conditioning. However, the staff gave me a large fan which I sat in front of my window and it cooled the room quite nicely. The view of the English Channel and the Pier at Brighton was marvelous. The food was excellent and I really appreciated that there was a coffee maker in my room so I could have a cup of coffee while getting dressed before going down to breakfast. A Room with a View offers great value and I would stay there again if I am in Brighton again.
