The location of the Residenza is perfect (next to San Marco but away from the crowd, and not far away from the Castello area where the Biennale takes place and where there are plenty of great authentic restaurants). Breakfast - very good (choice of yoghurts, meat, cheese, bread, jam, juice, coffee, tea, etc.) Owner - intelligent, polite and friendly person with great sense of humor. Staff was very helpful and informative. Kept very clean and tidy. Breakfast was great on the patio. Do have to climb a lot of stairs (no elevator) but very nice place. - Location was perfect. Nice to be able to put all 5 of us in one room. Staff were very easy to work with and accomodated some special requests and made good recommendations for dinner, sight-seeing, etc..
