The owners are totally committed to providing a quality experience to their guests. It seems a range of languages are spoken and there were many Continental European guests though all are welcome. The location is excellent with very regular buses taking you to the city centre and sights. The great Scottish breakfast with a wide choice sets you up for the day!.
Nice room, very comfortable single bed (maybe a bit small, my mum fell when she was rolling over) and very quiet.
Good breakfast with self serving coffe/tea, juice, cereal and yogurt. I had scrable eggs on toast, but you can get a full Scottish breakfast.
Staff very friendly. I'd like to stay longer to interact with them.

had a lovely stay here before beginning setting up our new lives in edinburgh. The staff were really friendly and helpful to all our questions and made scrummy breakfasts every morning. Location is easy bus or walking to central and plenty of food options in the area.
The staff were very friendly, the beds were super comfy, the room was clean and the breakfast was bang on. Big thumbs up from both of us, we would highly recommend staying here.
Everything was fine and comfy excellent value. Good breaky and well positioned to access the bus to travel in and through the city.
I really liked how close it was to usher hall as I was going there for a gig. The guest house was great and so was the staff.

Thought for the money you really couldn't go wrong. Excellent location and parking too. Just 15 minutes walk to the shops and twenty minutes to the castle.

I cannot think of any problem that I or any other guest had. I am a very experienced traveller and would say that this guest house is excellent value and I intend to stay here again,.
The shower had mould on the plate and a big black hole on the ceiling (from an halogen?), but clean.
The internet was on and off for the first few days but you get that sometimes.. was fixed by the end of our stay.
The shower needed the grout and nooks and crannies cleaning regularly.

The location is not very easy to find.
The cleaning was not satisfactory. Dirty and smelly carpets. The shower had remains of soap from previous guests.
Off site parking was some one else's house frontage well away from the b&b itself. Very steep steps and 2ft 6 beds. I thought these had had their day but obviously not. A very high step into the bathroom was awkward and could be dangerous.
Looks more like a hostel than like a b&b. The price is extraordniary high which I only recognised when I booked an other apartment more central, bigger and cleaner.
