As other have said before me, location, location, location. The hotel is 3 minutes away from San Marco. Lorenzo, which I think is the owner, was very nice, confirmed our reservation by email almost instantly, gave us instructions on how to get there from the airport. The lady at the reception was very nice as well, they allowed an early check-in.

Although this was not close to the train station and it is quite expensive to travel on the water taxi to get to the hotel, it was in a great location close to Piazza San Marco and the lovely quiet area and gardens of St. Elena. The best location in Venice. Right on the square so we were able to sit in the air conditioned room and look out over the crowded square. It was very warm outside, but cool inside. Beautifully decorated Venetian room. Nice bathroom too. Be aware you have to check in at a hotel around the corner.

I stayed here for 5 nights and thoroughly enjoyed it. All the staff were professional, friendly, helpful and gave insider tips on best places to eat, visit. My family stayed here for i night and enjoyed our stay. The staff are friendly and helpful giving us advice where to eat, shop and visit the landmarks. Having a very good location and close to everything, we enjoy our walks and shopping.
By the way, i loved the kitchen and the bathroom, i felt i was just home in canada. We would positively come back and stay again in our next vacation.

The location is amazing and all seights are within a short walking
distance. This is a family run, apartment kind of hotel with no
reception. You ring the bell and sign in in the upper communal area. Our
friends stayed in a three star hotel down the road and we were not
allowed in to have some rest with them but instead was treated like
animals. This one didnt mind and everyone was allowed to join the
