  Location, quality of room, breakfast spread. Staff is very polite and friendly. This was my 2nd visit to Munich and 2nd stay at Regent as well.   Easy walking distance to central station or indeed right to city centre (half an hour or so) if you like a stroll. Friendly, helpful staff. Clean, comfortable room - no street noise that we heard. Nice little bar for a cheeky beer after a busy day. Public transport ans a few restaurants all in walking distance.   I enjoyed everything about the hotel from the friendliness of the owner/staff to the attention to detail on making their guest comfortable. The only comment I would make is that the wireless internet was not accessible from the rear building where my room was located.   The hotel is about 100 m from the train station and bus stop. Close to the old town, a supermarket, shops and restaurants. Our room was modern and big enough for 2 people. The room was very clean, the bathroom, as well.
