We stayed in the riverside Merchant Exchange apartment and the location was brilliant, just a few minutes walk to all the shops, restaurants & tourist attractions. The views across the city and river were lovely and the apartment was clean, comfortable and very well equipped. We appreciated that parking, Wi-Fi and Sky HD were all included in the price. A warm sincere greeting by the owners on arrival set the tone for our stay. Lovely room , well dressed and furnished.En-suite more than roomy enough and fit for purpose, which isn't always the case with guest houses we've used in the past. Location is peaceful, and in a nice area. Pleasant and friendly staff could not be more helpful, and the breakfast sets you up for the day, truly a treat!! Private parking at the back of the house (free), is a bonus. We both rate Ascot House as being as good

I stayed here with my mother who is 71 for a shopping weekend. We had a family room that was lovely.
First class B&B. Lovely genuine and friendly hosts. We can honestly say the breakfast was the best we have ever had in any B&B or hotel.Very very clean and comfortable rooms, hosts were very accommodating and nothing was too much trouble. Highly recommended !!!!! Easy 5 stars *****

I loved everything about the hotel. Every member of staff was reallyhelpful and quite lovely. Nothing was too much trouble. The bookingout time of 12 noon was realistic and breakfast between 7 and 11 wascertainly more civilised than some hotels. A great location on Bootham Terrace. Only minutes from centre of York. The apartment contains all one would require for a stay. It was large enough for four persons without getting in each others way. Elevator to the apartment was a bonus and good security.
