Well run by friendly and helpful people. The building is a bit weathered but everything is neat, clean and comfortable. I was without a car but luckily Newport, beaches and restaurants are all within walking distance. Great view of the water. The manager on duty when we arrived was very nice and helpful, he brought us more towels as soon as we called to ask for them. The location is beautiful.

We were SUPPOSED to get a free breakfast, but had to leave by 6:30 to make a college tour... no one told us breakfast wasnt served till after 7. I have never been to a hotel that didnt offer it earlier than that, and as we had no idea, we found out that morning. We should have been told that upon booking. We also had no clue what to do with our keys, how to check out, etc., as the office was locked. In the end we left the keys in the room and locked the door behind us. Musty odor in room. No skim/low-fat milk at breakfast. It isn't exactly a bargain, but close to Newport and comfortable. Could use a hairdryer, a microwave and more coffee packets in room. Could use some upgrading of furniture and paint. Could use a microwave and a hairdryer in the room. Many things were old and not working or falling apart. Bed had a weird smell. TV was small and hard to see. room was clean but needs room repair in bathroom area. Light on the desk was broken. Breakfast. I shouldn't complain because it was complementary, however, it wasn't healthy ... sweetened oj, whole milk, sugar cereal, white bagels and white English muffins. Smelled awful in our room. Carpet was damp. Of the three windows that sometimes opened the sill was disgusting with dead flies and dirt. The tiles in the bathroom appeared to be falling off and there was dry rot showing and critters coming out around these areas the Ac did not work and the room was very musty. to be remodeled soon so it needed repairs. Rooms have not been updated in years. This building is about to be demolished and a luxury resort built on site. Consequently no maintenance has been done for a long time. If you are prepared to put up with this while the building exists, and keep reminding yourself of the money you are saving, then book this one. The Men's lacrosse team that partied, drank and smoked marijuana till 5:00 am when I had to work the next day, and staff couldn't control them,. Place is a dump, walls are thin ..and it's noisy. It has seen better days and is run down. Breakfast for that price feeds you but thats it. The room smelled musty and was dark. The bathroom was in DIRE need of updating, as was the rest of the room. Its unfortunate because it has a great location. I would never stay there again. This place is so out dated. It needs many updates. It had a strong musty odor and It had dead bugs on the floor.
