A most enjoyable b and b, with heating ! Great room, good breakfast in beautiful hall. Will come again (though in the summer it may be too noisy). The room was splendid and cosy. Hotel is run by very supportive and nice lady Mara and other staff are also very freindly and nice people. Excellent room for the price. Excellent location right in front of boat stop. Breakfast is ok but service is excellent. Will stay again. the warmhearted hostesses are impressive. We love them even my nephew. Clean and big room, good bathroom and pretty good breakfast. It was a good stay there.Great location. Friendly welcome. Relaxed atmosphere. That it was in a very good district in the center.It was a lovely room with plenty of space. zara was very helpful too giving us hints about venice and where to go and what to see. its a great spot and was a very enjoyable stay. The Art Academy was centrally located for galleries, theatres and restaurants, etc around the Acamdemia area and nice walking along canals. It was a much quieter area than in the more popular tourist spots. A little noisy at night with people walking and talking after returning from evening entertainment. San Marco and tourist sites were within easy reach by water taxi or 30 mins walk.The staff were extremely friendly and very helpful. The hotel was very clean and we chose the junior suite had a lovely big room with a very big bathroom by European standards. The position was convenient. It is close to the stop Academia. Just 2 minutes walk. Rooms are clean and neat. Good breakfast. From St. Lucia one need to take a water bus number 1 or 2 and get down at stop Academia.Location. The location and the terrass. location, breakfast. The location and kindness of staff. it's location. maybe the breakfast was not that big, but very good however. far away from train station. People going back in the night from boat stop make it a little noisy at night sometimes but in winter we closed the windows and it was fine.The room I was given initially had a shared bathroom arrangement and the bedroom was not great. However, the lovely staff moved me to another much better room with ensuite for the second night, without any prompting from me - a lovely gesture. Staff were friendly and very helpful. Continental breakfast served on the terrace - just delightful. We found this hotel very noisy at night time. As it was very warm we didn't want to shut the windows. With the double glazed windows shut it was much quieter but too hot to sleep. The owner very kindly gave us a fan. I don't think that there was airconditioning which would be needed in summer.No showers in the bathroom. No consistent hot water in the bathroom. 1. The room backed on to an alley way that was very noisy due to a nigthclub that opened between 23:00 and 04:00. The people leaving made lots of noise.
2. A bottle of water in the room would be a nice touch.price. A bit noisy because of the club nearby and the breakfast was a bit light. shared bathroom and no tv. could be cleaner!.

The rooms, with en suite bathroom or shared with with another room, are all very tastefully furnished, spacious and bright and feature marvelous views overlooking the enchanting city of Venice.
Travelling information
From Marco Polo Airport:
Marco Polo airport is at Tessera on the mainland. You can choose to take a water taxi from the airport to the vicinity of our B&B (about 25 minutes) or the public bus line n.5 (every 30 minutes) to Piazzale Roma (last stop - about 20 minutes) and then the vaporetto line n. 82, n.1 or N and get off at the Accademia stop (about 25 minutes), and in a few minutes walk you will find us waiting to welcome you at the B&B.
By Train:
Venice railway station is about 1km from our place, at the end of the Canal Grande. You can reach us with a vaporetto (line n. 82, n.1 or N-you may have to pay for the luggage too, depending on the size). The stop is Accademia (about 20 minutes).
By Car:
If you arrive by car we suggest you to park your car in Piazzale Roma, where the main garages are; in some of them you can even reserve. Once you have parked your car take the vaporetto line n. 82 and get off at the "Accademia" stop (about 25 minutes).
