The hotel is wonderfully located in the medieval town of Siena. We werein the same building as my daughter, who is in school there. The staffwas very nice without being intrusive. We asked once for a ground floorroom and had the easiest room assigned to us when we arrived. The roomgave one the feeling of being in an old European country w/ theconveniences of the present. Excellent location, wonderful view of Sienna from the bedroom, very clean and well appointed.

We were very disappointed with the limited choice of breakfast. The croissants were pre-packed, the bread rolls were soft and soggy and we were dismayed by the abscence of fresh cheeses and meats. Shower in our room was a drain in the floor, but water did not stay within the shower curtained area. A good part of the bathroom floor became wet. This was the only inconvenience.The price. It was slightly overpriced for this type of hotel in Italy, although I appreciate that insufficient supply in Siena pushes prices up. The shower flooded our room everytime we used it. The concept is fine, just need better drainage.towels. no air-conditioner - don't stay there when the weather is hot. poor breakfast, plastic cutelry and dish, limited choice. The room faced the street which was quite noisy. There were people hanging out at the front of the hotel and were speaking very loudly. But they dispersed at midnight so we managed to catch some sleep.The only thing I did not like about the hotel was that they didn't change the bed sheets each night. Usually that wouldn't be a problem but because it was so hot outside and there was no air conditioner inside, it would have been a good idea to change the sheets for those of us who sweat at night. Lots of steps with heavy cases to carry, would have been great tohave had help.Lots of street noise - had to choose between ventilation and noise. Ceiling fan just barely adequate to keep room comfortable. The room didn't look like the one in the picture. The quad room needs something to brighten it up - at least one picture on the wall or colorful paint - it's quite drab, and there was very little table space for 4 people to put our stuff. The bathroom is quite large - we recommend a table in there so that there is a place for 4 people to organize toiletries. Bathtowels were as thin as sheets. there needs to be a fan or some sort of ventilation in the dining room when it's full with customers. the breakfast was unconfortable and quite poor. Noisy halls and locks resonated at night tiled floor in halls carried the sound.Breakfast very basic.

-From Siena’s ring road, exit at Siena Ovest – Porta San Marco.
-Follow directions for Centro – Stadio – Fortezza.
-Travel along Strada di Pescaia.
-After the Traffic Lights keep right in Via Cesare Battisti.
-After 200 metres turn left (Via Monte Santo) and right (Viale Vittorio Veneto).
-Then get on Viale dei Mille.
-After 100 metres get on Viale Curtatone.
-On the right, get in No Traffic Zone Piazza Matteotti.
-Cross the square and after 30 metres of Via Pianigiani, you can find the hotel on the left side (Vicolo dell’Arco Malavolti – Via Montanini, 28).

From the A1 to Florence:
-Exit Firenze Certosa and get on the main road Firenze – Siena (Auto Palio).
