location. Excellent location, and very confortable room. For the price it is wonderful value.The location is excellent - the walk to Circular Quay, the Rocks, Art Gallery of NSW etc is not too long and is very attractive all the way. The breakfast was excellent, and we had a lovely view of the Harbor (Elizabeth Bay) from our room. Staff was very friendly and helpful durign our stay. Breakfast was one of the best I have eaten in a hotel ever. Information folder had all the informationa hotel guest could possibly need about the hotel it self as well as the near by facilities. Good value for money.

The air conditioner in our room was very noisy.Although clean and comfortable the room we stayed was becoming shabby - furniture was very tired. small bedroom, traffic noise, pricy wirless internet.Bedding was "tired" blanket appeared soiled. A little hard to find at first for an overseas traveller.Felt like a closet with no big windows, just had one small one in the corner. no. This hotel is in the process of updating their rooms which they dearly need to do. They measured for new curtains and promised new flat screen TV's but Queen size beds would be an improvement. Their elevators are small and not really luggage accessible as there are stairs one must take to get to them. The airconditioner in our room did not work correctly and did not cool the room sufficently.The lift smelt very bad. too much road noise .no noise barriers on windows.The room had a musty smell and the location posed some issue with noise possibly if renovated invest in sound proofing. prices too high around NYE 2008. the double bed was a bit small - after having a queen size bed at home for years-we were a bit shocked to see a double one but it was comfy. The furniture could be renewed and the walls could be repaint in order to change the smell. We were disappointed that this Hotel is in adult Sex area.There were twowhat appeared to be prostitutes standing at the hotel doors when wearrived at the hotel. My room was gloomy and window looked onto internal space which was dirty and unattractive. If I recommended this hotel I would suggest that they give room preferences. the room could have used updating. Never got to try their breakfast as I had to leave too early...6:30 AM and their buffet didn't start til 7AM...They were going to provide a "box" breakfast for me then decided to just reduce my room rate by AUD 20 to compensate for my lost breakfast.A bit of a run down, depressing air, walls need painting, carpets musty, curtain in room ripped, rubbish left lying around in bags near elevator. It was clean enough and not totally unpleasant but only go for it if the price is good and the area suits. Try and get a harbour side room with a view as street side will be noisy. in need of renovation. poor handicap access.Awful traffic noise, 13 issues in total to which I did put in writing to the hotel. Yes, the toilet in our room was disgusting as it was leaking from the system,had to keep emptying the the waste paper bin the water was leaking into. We called reception you couldn't fix it, we should have been offered another room.smell in room and in dining room was really not nice.
