We arrived early and could book in !! So close to city centre and attractions .room HUGE more than big enough for the four of us coffee and biscuits much appreciated on cold Oct evening. The owner is very easy going, trying her best to provide you with the best living experience. Clean and comfy room which is more than I bargain for. I wish Abbotsford Guest House can appear in other countries so I don't need to spend time searching for a good hotel anymore. Breakfast is nicely made. I see no drawbacks at all! Totally worth it!

Breakfast was good value - just over £8 for unlimited buffet (inc. cooked breakfast) and unlimited Costa coffee.
My bedroom was spacious and the bed was really comfortable.
Location good - 5-7 mins walk to Princes Street and 10-15 mins walk to Royal Mile/castle.
Haymarket train station 2 mins walk away - for trains to Glasgow (and to Waverley if

Fabulous hotel. Staff were great, everybody was friendly and polite and went out of their way. Location is super, 2 minutes walk from haymarket station and 15 walk into Edinburgh city centre. Buses stopped outside the hotel to go to Princes street if you didn't fancy the walk. Food was good, we had breakfast and was lovely with lots to choose from. Didn't eat there otherwise but saw the food and it looked very nice. Rooms and beds clean and comfy. Great hotel.

Great hotel with friendly staff. The family room was spacious and comfortable. Breakfast was superb (best porridge I've ever tasted!) Lunch was freshly prepared and good value for money. My husband and I stayed for 3 nights and we didn't want to leave! From the time we arrived we were welcomed like family and we received excellent advice about things to do and see in Edinburgh. lovely apartment, very homely and well run, good breakfast provided in the aprtment, very helpfull staff, good location, we have a 5 month old boy and we walked to most attractions including the castle, shops nearby including Tesco express for grabbing food for the aprtment but have resturants right on the canal by the aprtment if you prefer. Rooms were comfortable and clean and the kitchen was stocked with basic essentials. Parking was great too. Staff were friendly and very helpful. Would definately use this apartment/hotel complex again. - The apartment was lovely, and the staff were very helpful, allowing is into our rooms early so that we could get ready for a wedding. I made several calls prior the trip to ensure that we could get a high chair and cot for our baby and the staff remembered me and were very friendly.

Bathrooms modern and clean.
If you want to stay out of central downtown, are driving a car and take buses and tours, this works very well. Some signs of wear and tear here and there but it has the character of an older building which was exactly what I was looking for in Scotland. The downstairs sitting room with snacks and bar fridge a nice feature. Business office available.

Staff were fantastic. Really friendly and efficient and interested in making our stay enjoyable.
We thought the apartment was well designed, spotless, well furnished and perfect for a short city break. It was very relaxing.
The facilities were great, eg cooking and washing etc.
The location was absolutely perfect, right in the heart of Edinburgh.

The staff went out of their way to be helpful when we had a problem with my baby grandson who was ill whilst we were staying at the apartment.
There was always staff available even on a Sunday which was unexpected.

the staff were very helpful. they gave us a very big room and it was on the first floor which was very helpful considering i'm pregnant and had two young children with me.there is a bar in the hotel which allowes children in it so if you fancy a drink you can relax with your children.
