  I am not sure the layout of question 2 but Mary and her b&B were Exvellent!!! Easy to locate by satnav, we drove to the place and packed opposite the BB. Public parking, free except on Wednesday and Sundays- on blue lines. Free all week on white lines. Mary took us to the roof top where we took pictures overlooking the Vatican. Spanish steps, Trevino f - Saint Peter Inn is a lovely B&B well situated in the Prati district, very close to the Vatican. There are plenty of bars and restaurants nearby, an amazing indoor market a few streets away and good transport links. Our room was very spacious with a/c, fridge, kettle and free wifi. The ensuite bathroom was modern, and it was all spotlessly clean. Breakfast at a nearby cafe was worth the short walk - wonderful coffee and pastries.The owners were extremely kind and friendly.   Everything was perfect. Great location, friendly & helpful staff, clean room, welcome drinks, etc. There is a Bar we can have breakfast, that opens until late. You can buy water, wine, snacks and bus&tram tickets. Tram stop is just in front of the B&B, Bus stop is just 3min. walking from the B&B. You can feel real - The welcome and assistance from Umberto and Vincenzo was second to none. The room was large, comfortable and spotlessly clean. Towels changed after two days. The position was ideal with a tram stop just outside, although it is possible to walk to the centre. Trastevere has a good selection of, reasonably priced, bars and restaurants and some delightful lanes to stroll through.

  We loved our stay. Andrea, the owner is very comitted to everything, being there everyday to make sure all is going well. Superb location, walking distance from all the important spots, wich was very important to us, travelling with a 9 year old son. If needed the Metro Station is 50 meters away. What more can you ask...Our room was beatiful, modern and clean style, in a 100 years old building, with all the amenities and a SmartTv LCD w - The wifi wasn't permanent when we arrived (still being setup), so we got a portable wifi access-point. That was great to take with us during our various tours through rome :) The room was very clean, though we rarely saw any staff. The location (directly next to the colosseum) suggests a high price, but the price wasn't actually that high. Breakfast is served in the next-door restaurant. Simple cafe + croissant. Be sure not to get anything extra, since the restaurant/coffee-bar is quite expensi
