This is a small, very clean B&B located in apartments in a very chic street in a chic area of Rome not far from the Vatican. It is decorated with quality in modern Italian style and has some nice individual details. The main individuality however is provided by Donatella, the vivacious owner, who gave us excellent advice on sights, transport and restaurants etc that opened doors all over Rome. The staff are by far the biggest asset in this hotel. We were greeted by Raphaella who could not have been more helpful throughout our stay.
On one night we had an issue getting our mobile to work which given we had left our two small children with their grand parents was an issue. The hotel let us use their phone to make an international call

We stayed 3 nights at Fabio Massimo and really enjoyed our stay there.
The staff were really friendly and since there were only about 9 rooms
(I think) the level of service was exceptional. Breakfast was good and
the hotel was really close to some good restaurants. Me and my
girlfriend were there on Valentines Day and I asked the receptionist to
do something with my bedroom while we were away, he arranged for a
bouquet of roses and rose petals on the bed with Champagne glasses

I liked the breakfeast in the morning as it realy brang out the Italian
side of food culture especially being from the uk the difference is
incredable! As I stayed over the easter weekend you could feel the
excitement from the locals regarding the new pope Francis. The location
was great with only a 12 minuite walk to Vatican City and metro line! It
is a quiet real Italian feel throughout the hotel and surrounding
streets! I will defiantly be back!

We had some difficulties with our booking due to unclear communication with bookings.com but the hotel staff, in particular Claudio was fantastic and sorted it out for us very pleasantly and efficiently. I had booked a double room in this hotel for my parents, I was flying back to Ireland. I met Daniel at reception after a very short and easy taxi ride from the train station. He is very friendly, and explained everything. The room was clean and spacious, and quiet at night,. The bathroom was spacious, and a good shower. Had all the mods and cons.

I could not even imagine it would be so nice. Personal pick up and early drop off at airport for costs comparable to local cabs just adds to the value. In fact we were so early to miss breakfast the last day our host asked if we wanted to grab something from a local cafe. Always considering us and our comfort. Great personal breakfast. We plan to stay here anytime we are in Rome in the future. Perfect location. You are 15 minutes by foot from the Vatican and 30 from other major sites in town. I
