  Excellent location close to St Mark’s square and in a lovely peaceful neighbourhood of Venice. We would definitely recommend this accommodation for the location alone, but the room was also big and comfortable with all the amenities we needed. The room is big, private bathroom, and refrigerator. The cleaness also good, but for us the floor is a bit dusty.. overall is pleasant living there.

  The fact that was a residence. How often can you stay in a Venetian home? Carpets were a bit rundown and the lighting could be perkier but overall the stay was fab. There is no staff to speak of but the one man who signed us in was very efficient.   the location was brilliant. got on the grand canel and the water taxi stopped right at the hotel front door. staff and room was all very nice. breakfast was the best we had during our two weeks in Italy.

  Absolutley stunning views, perfect location (4 minutes to P Le Roma, but quiet near a church and a wonderful square with fantastic restaurants and great service). We arrived at 23:00 and were greated with a smile. They even provided us with a selection of breakfast cereals and croissants as a "present."   Maria Elisabetta and Rodolfo are a wonderful young couple who take great care of their guests. The location of the Residenza is perfect (next to San Marco but away from the crowd, and not far away from the Castello area where the Biennale takes place and where there are plenty of great authentic restaurants). We stayed in the Artist room which was neat, quiet and very clean, with a lovely view over the canal. The - In one word - Excellent. Location - perfect (near San Marco square, but on the small quiet street). Room - clean and cozy. Bathroom - big, light and clean, clean and clean (hairdryer, toiletries, towels are included). Breakfast - very good (choice of yoghurts, meat, cheese, bread, jam, juice, coffee, tea, etc.) Owner - intelligent, polite and friendly person with great sense of humor. All together this will make your stay in this hotel perfect.

  The staff was quite friendly and helpful. The location is central, at the edge of the Rialto between the tourist/attractions and quieter neighborhoods. Lots of food/wine shops nearby - pastries, cheese meats, coffee, fish, vegetables. The rooms are large, comfortable and very clean.
