  the location was brilliant. got on the grand canel and the water taxi stopped right at the hotel front door. staff and room was all very nice. breakfast was the best we had during our two weeks in Italy.

  Fausto, our host was fabulous. He speaks 4 or 5 languages fluently, is very kind, patient, generous and helpful. We were able to get last minute tickets through him to hear Vivaldi at one of the churches nearby. The location is fantastic, a five minute walk from the "Osbedale Vaporetto stop", which is serviced by the fast and slow boats around the... vad folk säger » Lagoon, as well as the airport water boat, which takes @ 35-40 minutes. The # 4.2 Vaporetto leaves to cruise the islands in the Lagoon directly from - 1. The staff. Nice and friendly. Although not all can speak good English, but they try their best to help. Quick response to my emails. They provided directions to the centre. 2. The breakfast. Not much choices (2 rolls, jam, butter, cheese, 1 croissant, tea/coffee/hot chocolate) but it was OK and quick.   This is a wonderful hotel. I have enjoyed staying here more than any other. Rather than repeat all the advantages of staying here frequently referred to in other reviews, I would like to emphasise the quiet elegance of this hotel. It has preserved nineteenth century charm (Ruskin stayed here) with twenty-first century convenience. The restaurant food for lunch and dinner is fabulous and very good value for guests - Eating on the pontoon, especially at breakfast time really was wonderful. The staff are very helpful and welcoming. The hotel is filled with old memorabilia and antiques which is delightful. This theme then runs through to th
