It was genuinely nice place to be. The staff were lovely and the decor was simple but in very good taste (subjective). Food was excellent and reasonably priced and the breakfast was Superb. I know this can't be guaranteed, but the other guests were pleasant and interesting too. It was easy to find and you could park safely right outside the front

After conversation with the owners we ended up staying at Coldstream Bank House rather than Duns House, as it was more convenient for us. It was excellent, beautiful accommodation, very comfortable and a lot of thought had been put into the rooms. Owners very nice, helpful and friendly without being intrusive. -

The room was well presented and very clean.

My second stay at this hotel. This is a big old Scottish house and
feels very special compared with many of the more "standard
type" hotels I stay in when travelling on business. Breakfast was
excellent with the finest presentation of a plate of porridge I have
every seen. Lovely!!! Food and bar prices seem a bit high compared with
