The room had character, a bit quirky but also neutral enough to appeal
to most people. We weren't told that breakfast was included but we
had cereal, milk and crockery so we could have some breakfast before we
left the next day. We also had a balcony which was nice to sit out on in
the sun. Everything was set out nicely for when we arrived. Was nice and
relaxed and didn't get penalised for checking out a little after our

The location was great, right next to the shopping centre, 10 min walk from the station and a 10 min walk down the beach to the pier. The staff were lovely and we got given cerial and fruit in the morning. In the room was a tv with virgin media, so if you fancied a romantic night in you can watch a film ect. It is very close to the main nightlife in Brighton which means you don't have far to stumble.
Great spot near to the sea and all the shops and bars etc. The hotel is a no frills place but very good value. Fridge in room with a few bits and bobs inside...very nice thought. All car parking in Brighton is expensive at around £25 overnight, but at least the nearest one is only a few yards away! Would stay again no problem.
Well located near Churchill Square, where you can find bus stops to loads of destinations, and also many shops in the surrounding area. Walking distance to Brighton Pier. Clean room with refreshments and strong shower. Friendly and helpful staff, who responded to email quickly and explained the facilities on our arrival.
Big and modern room. Friendly staff, though not always available because of unmanned reception. Very generous free minibar.
Parking in the area is expensive, but Regency Mews car park is an excellent option, much cheaper and right around the corner.

The little touches were a treat and surprise. A mini fridge in the room stocked with milk, choccy, wine and water was completely complementary. It was so nice being able to make a proper cup of tea! The staff were lovely and the location is great! Really comfy bed too!.
Location is really good, minutes away from the beach, city centre and shopping facilities. The room was clean and the conplementary drinks and snacks are a nice touch.
The bed linen is quiet a comfy one, had a good sleep.

Lovely hotel with lots if character, quite old fashioned and had slanting floors like the crooked house but it was fun. Had a fridge with a few complimentary drinks and snacks in plus a kettle for hot drinks. Everything i needed.
The staff were extremely helpful and communication was excellent. The room was clean, comfortable and even had a TV. The complimentary fridge was a really pleasant surprise - especially for the price we paid.. A real bargain!.
Iv stayed there before but before the refurb an found it pleasant an comfortable so was pleasantly surprised as it looked so much nicer this time especially with the complimentary wine n mini fridge.
The reception was very friendly with good communication. The room was clean and tidy and well decorated and it is a nice touch that there are a few complimentary nibbles and drinks in the room.
Excellent location - everything within walking distance, tucked away in a quiet square. We had the balcony room which was really lovely. Amazing value - very generous complimentary goodies.

Room was for me and my daughter so we sharered the bed. The fridge was stocked with goodies and they were free! Well there was no card with prices on.

The guest house is situated within walking distance to the beach and clubs around Brighton...it couldn't be more central! Fantastic!.

The check in time said 10am but the room was still being cleaned until
12pm. The receptionist was very apologetic and was all ok after that
incident. You could feel the springs in a few places of the bed but it
wasn't that noticeable when we were going to sleep so that
wouldn't put me off staying again.
The rooms are a bit old and could do with a make over but the decorations were quirky and everything was very clean. The bathroom is quite small but has enough room to move around comfortably. We stayed there when building work was going on which woke us up one morning but we were told before booking that it was the case so we had no problems. Overall we had a great time and would definitely stay there again!.

It was not easy to find at first, so get prepared with your map or email the staff to get direction in advance.
Tiny bathroom. Our premier room was right under the entrance of the hotel, so quite noisy.
A lick of paint and new carpets wouldn't go amiss, but what it lacks in looks, it more than makes up for in facilities and location.
Food hygiene is my thing and storing the milk at room temperature from 11 am til the next morning is not the best idea.
The walls are really thin, we could hear every single person on the corridor.
Great idea and very thoughtful with the complimentary cereal etc but please put some glasses in the room. Not good drinking wine from mugs ;-(.
We arrived outside the usual check in time so we didn't see any staff on arrival meaning lights were Off. The hallway was dark, with the only light coming from upstairs.
On closer inspection the cleaning standards were a bit poor there was hairs every where including in the bed n shower an the floor looked like it hasn been swept as the amount of dust n dirt was quite a bit.

still doing a few renovations so some small things weren't finished off (ie the toilet seat moved) but nothing to complain about.
I don't think there was anything negative about our stay, we'll definitely be going back! Great value for money!.
Meant to mention to owner - would be great to have a mirror in the bedroom rather than just in the bathroom.
Nearest parking was expensive at £25 but the Regent car park is not much further and is only £10 - and more secure.
The bed was a bit too short in length so not as comfortable as it could have been.

Shower was either boiling or freezing but not warm, single glazed and thought the window was going to blow in, curtains broken, bathroom was in need of TLC.

The rooms were very small, there was not much room to move around in the room so I wouldn't stay for longer than a night! But we did expect this being an old building!.
