Location is perfect, only few minutes walk from P. roma to our hotel and like walking around a building where we catch our shuttle, people's mover to our cruise ship. Vaporetto or water taxi is just outside the hotel. A grocery is close by where we bought our bottled water and food supply. We chose to walk via academia to rialto and P. mar - Coming from the airport by bus around 9pm, this hotel was close to the drop off point which was useful with roller suitcases. We were greeted by a friendly man who made us welcome and up-graded our room to one that overlooked the canal. It was great waking up to the canal boats going about their business, after we had enjoyed a comfortable nights sleep. Although simply furnished the room was clean and quaintly old-world with exposed beam look. The breakfast was great and plenty of it! The staff

They carried our bags up the stairs (yes, stairs, no elevator), but what do you expect for a smaller and quiet little nest out in the heart of Venice. Wifi is free and its fast!!! There's a few floors but with only a few rooms, meaning its not loud; you can sleep in peace, and quiet.   Loved staying here - would go back again in a heartbeat. Andrea, the owner goes the extra mile. The reviews are true about this man - just lovely. A real authentic experience. Great location - far enough from the crowds, but walkable to everywhere. We loved Venice and staying here was a large part of the reason we loved it so much. We have now been tr - The location is great, next to 2 vaporetto stops, Ca'dÓro and F.te Nove (you can get to the airport easily from the latter), and yet it is not in a crowded, touristy location. The place is very unusual - in the 2 days we were there, we saw an exhibition of photographs / textiles in the entrance (as part of the Venice Biennale), and we also witnessed a dance (tango!) in the main hall. Andrea is a good host and very helpful.
