  Maria Elisabetta and Rodolfo are a wonderful young couple who take great care of their guests. The location of the Residenza is perfect (next to San Marco but away from the crowd, and not far away from the Castello area where the Biennale takes place and where there are plenty of great authentic restaurants). We stayed in the Artist room which was neat, quiet and very clean, with a lovely view over the canal. The - In one word - Excellent. Location - perfect (near San Marco square, but on the small quiet street). Room - clean and cozy. Bathroom - big, light and clean, clean and clean (hairdryer, toiletries, towels are included). Breakfast - very good (choice of yoghurts, meat, cheese, bread, jam, juice, coffee, tea, etc.) Owner - intelligent, polite and friendly person with great sense of humor. All together this will make your stay in this hotel perfect.

  This is an good hotel for a family. The hotel staff was excellent! They really went out of their way to accommodate us. We also enjoyed having a family room as these are hard to come by. The price was reasonable and the continental breakfast was great.   The staff there was attentive and extremely helpful. They carried our bags up the stairs (yes, stairs, no elevator), but what do you expect for a smaller and quiet little nest out in the heart of Venice. Wifi is free and its fast!!! There's a few floors but with only a few rooms, meaning its not loud; you can sleep in peace, and quiet. Go explore:) - The apartment is huge and the owner was so friendly and helpful. The apartment is marketed for 4 people but could easily sleep 6. Also it was only a few minutes walk from the bus terminal. Not the most stylish of places but it was clean and spacious.

  As many reviewers comment, the entrance is sparse at best. The entrance is no indication of the hotel once you get up the stairs. We aren't sure why some reviewers comment harshly on the stairs... The location of this hotel is exceptional! It was a two minute walk to St. Mark's square (once we got oriented) which allowed us to visi - Location was perfect. Nice to be able to put all 5 of us in one room. Staff were very easy to work with and accomodated some special requests and made good recommendations for dinner, sight-seeing, etc.. - Great location-close to everything. Staff was very helpful and informative. Kept very clean and tidy. Breakfast was great on the patio. Do have to climb a lot of stairs (no elevator) but very nice place.
