  The place is a newer conversion of an older building of condominiums. They have done a nice job. The rooms are adequately appointed, with good beds, bedside reading lamps, a desk area with comfortable chair, flat-screen TV, small fridge, wardrobe and safe.   We stayed in the one bedroom suites with one double bed and a bunk bed. We booked the room just before we took the night train from Venice to Rome so I was not possible to check email at night. When we arrived Rome at 6:45 amand walked about 15 minutes and found the hotel. The sign at the door says we need to phone for the check in.   Excellent small new boutique hotel! we stayed here for 3 nights and enjoyed every mintue. We ordered a deluxe room but when we got there they upgarded us to an executive room which was wonderful! big room, clean, quiet, good wifi and free water, fruits and snacks. They are not in the reception all the time but we didn't needed them bec - Perfect location , veneto area is a quiet and expensive area of Rome . The room was comfortable and clean. I like this place . The negative points , was that the rooms have not balconies and the breakfast was poor , only a cappuccino , a croissant and a juice . If you order a sandwitch (panini) you pay abt 5 euros more and a small mineral water costs 2.5 euros .. I prefer to stay thirsty than to pay 2.5 euros for water . From the moment we booked we received conformation emails from the owners, and then nearer the time, further emails to check if we required a taxi -- which we did and everything was booked and made simple for us.
