The owner is very easy going, trying her best to provide you with the best living experience. Clean and comfy room which is more than I bargain for. I wish Abbotsford Guest House can appear in other countries so I don't need to spend time searching for a good hotel anymore. Breakfast is nicely made. I see no drawbacks at all! Totally worth it!

Bathrooms modern and clean.
If you want to stay out of central downtown, are driving a car and take buses and tours, this works very well. Some signs of wear and tear here and there but it has the character of an older building which was exactly what I was looking for in Scotland. The downstairs sitting room with snacks and bar fridge a nice feature. Business office available.

Really enjoyed our stay - you could not meet a nicer or more genuine couple than Dot and her husband. The room was really nice with a lovely shower and big tv. The room was spacious, lovely big bed, bathroom was fab, very clean and very comfortable.The staff were extremely helpful and friendly. The location is outside of the city but the bus stops every 5 mins just outside of the hotel so its ideal and you avoid the heavy parking charges for staying in the centre. Breakfast was good with a hot and cold buffet available. We would definatley stay here again.

Caroline was great. She was very friendly, told us everything we needed to know and check-in was quick and efficient. The two bedroom, two bathroom, living room and kitchen apartment was huge and extremely clean. The breakfast was self serve, but great. The apartment was located on a nice quiet street about a 45 minute walk or 10 -15 minute cab ride from city centre.

Excellent facilities in large traditional Edinburgh house, central
situation with easy access to town centre and attractions. Very
reasonably priced for facilities and the fact that it was a Rugby
Weekend which usually incurs doubling the price by many other Hotels and
Guest Houses. Whilst the guest house doesn't do breakfasts there are
good facilities nearbye, although for this particular weekend the host
cooked all guests who were visiting for the rugby a great breakfast on

We booked a double and got a very spacious and comfortable room downstairs with 2 beds (queen & a twin). Check-in was quick. Heaters worked great for the chilly Dec weather. Free Wi-Fi good for checking out local restaurants etc. Is about a mile walk from train station, with a nice bar restaurant called "Reverie" near-by on the way in to town.
Breakfast was good, with coffee or tea to suit. We would stay again.

The staff was super friendly and service was great, food looked and tasted just great for the price u pay, shower head was broken in our room on arrival, upon telling it was fixed by the time we got back.
It was very clean, and the house is 150 years old and has a real Victorian feel to it, the ceiling is just wonderful.
The info we got is some of the best i've seen and gotten in a B&B its complete and one piece of paper has everything you need.
