We arrived early and could book in !! So close to city centre and attractions .room HUGE more than big enough for the four of us coffee and biscuits much appreciated on cold Oct evening. Close to numerous restaurants for evening meal and it is lovely and warm on return . Later breakfast time is great and food us fabulous kept us going well into the afternoon
The cooked breakfast was great and the location meant you could walk most places.

The guest house has a great location, close to the Playhouse, Royal Mile, beach etc. Very clean and cosy and the breakfast is wonderful. The owners are really friendly and nice and do everything needed to offer you a pleasant stay. Would book here again in a heartbeat:).

The owner, Paola, is friendly and makes you feel you are visiting a house of a friend. She is knowledgeable about bus routes and near by facilities. My room was small but more than adequate for my needs.

This guest house (I had unfortunately just the pleasure staying there for one night) is perfect for a city trip to Edinburgh. The owner is extremely helpful and friendly. The house itself is a beautiful town house with elaborate interior and tasteful furnishing. The rooms are very nice and comfortable. I highly recommend this guest house.

The sloped walls in the attic room, it was very easy to accidently crash into them. Knocked my head a few times. Maybe some furniture rearrangement could solve that problem.
Abbotsford was ideally placed a short bus ride to the coast, zoo and the city centre, the buses were every few minutes and only £3.50 for a day ticket giving unlimited travel. We couldn't fault the guest house and would certainly recommend it and will use it again next time we visit Edinburgh. Thank you Paola for a lovely stay.

Although I was aware I would not have en suite in my bedroom I think a 3 star guest house should provide such a facility.

It's a great place to stay, not far from the centre of Edinburgh and within walking distance of all the places I wished to visit. There is a very good welcome, plenty of breakfast and a comfortable room. I would stay again next time.

The owner is very easy going, trying her best to provide you with the best living experience. Clean and comfy room which is more than I bargain for. I wish Abbotsford Guest House can appear in other countries so I don't need to spend time searching for a good hotel anymore. Breakfast is nicely made. I see no drawbacks at all! Totally worth it!
We were told to check in anytime after 2 but had to wait for more than 1/2 hour for someone to show up and let us in. The breakfast was ok but limited and a bit cheap (prepackaged muffins and an allotment of a single small glass of juice). We understood there was offstreet parking but I don't think there is.
The owner is a very nice lady, offer excellent breakfast, very helpful in supporting me arrange the on-line check in & print out boarding pass. the room is very spacial with Wifi.
Maybe it is because the room is old with new decoration, you can smell the carpet when stay in room for long time. The Guesthouse does not provide 24hrs receiption, therefore, need to pay attention to your check-in/arrival time. In case of agenda change, please give a call. This Guesthouse locates 15-20minutes by bus, if you prefer to enjoy the downtown all the time, you may not find convienent to take bus there.

The simple twin roomies really too simple, apparently they changed a single room to twin room,which is so small and have no space for any other facilities tthan a table and chair, besides the table is fully occupied by tv anyway.
