Excellent facilities in large traditional Edinburgh house, central
situation with easy access to town centre and attractions. Very
reasonably priced for facilities and the fact that it was a Rugby
Weekend which usually incurs doubling the price by many other Hotels and
Guest Houses. Whilst the guest house doesn't do breakfasts there are
good facilities nearbye, although for this particular weekend the host
cooked all guests who were visiting for the rugby a great breakfast on
both mornings in h.
A very warm welcome awaited me from Lena the manager quickly followed by Mary the owner. They were delightful. The house is beautiful and has some lovely quirky artwork. The location is very close to Princes street ( the main street) and a few minutes from Haymarket Railway Station. The house is immaculately clean and my room was very comfortable. I slept brilliantly and felt very safe and at home. I would recommend 22 Chester Street to anyone. You won't receive a warmer welcome anywhere. It wa.
Miss Merry was so friendly and helpful to tell us about the attraction and direction to city center.
We feel that we were in our second house and spend a family time there.

Easy access to city center by the bus service just in front of the hotel door.
We got a huge room that was very clean and well maintained. The price
was excellent, and we got proper beds. The location was excellent,
walking distance to landmark sites and bars. Whilst not stuck in the
bussle and noise.

The accommodations at 22 Chester were better than expected given the great bargain it was for the money. The rooms were tastefully decorated and the owner Mary was very helpful in making our stay an enjoyable one. Everything was clean. It was like we had the whole place to ourselves. The room was spacious and the beds were comfortable. The landlady was extremely friendly and helpful. Our room was not en-suite but we had a large bathroom with separate bath and shower for our sole use. The location was good, easy walking distance from both Haymarket Station and Princes Street.
We had a very warm and friendly welcome here. The place is very attractive, stylish, clean and has all the facilities you'd want.
Having stayed in a number of guest houses in Edinburgh over the years, none have come close to how nice this place was and I would love to stay here again.
The guest house has a good location. Mary and Lena were very friendly, so I feel myself at my own home. The decoration of the house was fascinating. The room was well-designed, comfortable and very clean. Also there was a free wi-fi, tea and coffee in the room.
Room was spacious, very clean and the bed was comfortable. The owner couldn't do enough to help us,allowing us to leave our bags there at 9am, even though check in wasnt till 11am- she even gave us a sausage & bacon buttie and a brew when we arrived!.

Huge family room, very spacious and great location. Just a 5 minute walk to the Prince Gardens. Lots of restaurants around to eat at too. We loved that we were staying in a Scottish house more than a regular hotel room.
Such a lovely little super comfy place! The rooms are very cosy and Mary made us feel very much like home! The location is not far from town yet closer to the haymarket station than the waverly!.
Great location - a 5 minute walk to Haymarket station and about 15 minutes to Princes Street, the room was beautifully decorated and very clean and comfortable. It was also in a very quiet area.

Loved the cozy feel and look of the house. It was perfect for us even though we were 3 adults and staying in the same house, Lena was non intrusive and yet very helpful whenever required.
Fantastic location. We arrived late evening and wanted to be close to the airport bus route and close the the city centre. Very quiet neighbourhood. Some bars just 5 minutes walk away.
Only a short walk from the center and the staff was very friendly and accomodating! The facilities were immaculate and I would definitely stay here again and recommend it to others!.

There wasn't a tv in the bedroom, however there was a tv room upstairs.
Didn't realize that private bathroom doesn't necessarily mean it is in the same room, but I guess that was my fault too because I just assumed that it was in our room. It was down the hallway and I was always worried about disturbing others with my two young children were going to the bathroom (and sometimes forgetting to close the door all the way).
There was no cooking facilities at all yet I understand that it is a guest house, not a hostel :).
It would have been handy to have 2 keys for the room as my friend and I had different schedules at times, but that's only a minor thing, very pleased with everything else.
Although we only used it as a base, a TV in the room would be an attraction.
The only minor downside was no television in the room. But there was one in the period drawing room, which we had to ourselves.

Would have preferred a bath rather than a shower, too many cushions and "dressings" on beds, no lock on bathroom door. Also, one bedside lamp didn't work.

Squeaky bed (twin next to door) and no mirror in bedroom. Also,
although arranged early check-in the 'right' person wasn't
there so when we got back in the early hours we didn't know that
there was another entrance. That was quite unsettling for 2 girls on
their own as we thought we would have to find somewhere else to stay
(although our bags were already in the room). We ended up waking
someone up when that wouldn't have been necessary if we'd been
told about the keys properly.
