Location - perfect (near San Marco square, but on the small quiet street).
Room - clean and cozy.
Bathroom - big, light and clean, clean and clean (hairdryer, toiletries, towels are included).
Breakfast - very good (choice of yoghurts, meat, cheese, bread, jam, juice, coffee, tea, etc.)
Owner - intelligent, polite and friendly person with great sense of humor.

This is a wonderful B&B on the main walk from the train station. The
sister's who own the property are very friendly and helpful.
Although you are on a main street the windows are totally sound proof so
unless you open them the room is really silent. It is easy to find if
you take the Vaporetta to S. Marcuola (the Casino stop) You just walk
through to the main street then left and watch for the numbers. There is

Lady managers very hospitable and accommodating. Rushed to get room ready as we arrived early and gave us coffee etc while we waited. Gave us map of city and pointed out highlights re eating and main attractions. Room made up daily with nice fresh towels and water provided in fridge.

It was a perfect location, a 5-10 minute walk to St. Mark's Square but tucked away from the crowds of tourists in Venice. It was as nice as a hotel but felt small and quaint instead of industrial. The staff member that worked there was extraordinary. She was the most pleasant person we met in Venice.

Location is great. I think one of the best for that price in Venice. Ate a great lunch at the restaurant owned by the same family on the ground floor of the B&B - very tasty, reasonable prices. -
