It was in a very nice area of San Marco, right by all the high-end shopping and 2 minute walk to the square. It also was one of the cleanest rooms I've ever stayed in. Great location. Room was fantastic, smart decor, lovely and clean, bathroom fantastic!! Pleasantly surprised!!. Central location excellent room and support from hotel management. Its in a great Location, within walking distance to every where. Bathroom was clean and fairly spacious. The price was also good for expensive Venice. Five minutes walk to St Mark's Square? What could be better? And with the unusually hot weather, the air conditioning was great. Nice clean room.Our room was very modern but still had a very authentic feel. It is hard to find at first. Their sister Hotel is on the left just has you get off the Boat.I wen straight there and they arranged for the conceirge to meet us. The card key system used for the main door and the room door was notgreat, it often took several atempts with the card to get the door toopen, this was a bit worrying at night as the hotel does not have anystaff after 6pm. But thankfully the keys did work after a few attempts. A little difficult to check in and find but helpful staff.No tea or coffee making facilities provided in the room. Was hard to find as didnt have a sign that can be viewed from the main street. to add breakfast. the actual address does not match with the info provided. The light outside the front door was broken. Important to mention - when is high water in Venezia, the little street in front of this residenza is under the water about 15 cms! Necessary gum boots!. too hard to find. Difficult ot find in the winding streets of Venice! We went to a Hotel to get directions!. Very difficult to find and check in! No view from window, but then forthe price we did not expect one. Had to go to a different building tocheck in and out. Reception is in another hotel; if you stay here in winter don't forget your rubber boots ;-). Had to check in and out at different places, one was V. hard to find.The key card didn't work and we had to go out of our way to a differenthotel to get a new one. This seemed like a common problem. Once again, there should be better sign for this hotel. Now there was nothing and Venice is a complex city.Be weary if you struggle with steps - no lift - 4 floors. The hotel was pricey, but then as we found our, that's Venice! For the price, it would have been good to have breakfast included, but it wasn't. Also, we thought there was going to be a lift in the hotel, but alas....There was no reception so we had to check out at a different hotel which was nearby, this was not a problem in itself. However, the verbal directions given to this hotel were vague so we couldn't find it. We phoned for directions on 2 occassions, the man did not speak good English and couldn't spell the name of the hotel for me, which made checking out quite stressful!. Good sized bed but rather hard. Kettle would have been much appreciated.breakfast is not provided, basic things such as tea kettle, iron and hair dryer should be provisioned in the room. The directions to the hotel. It should be written on the directions that the hotel is off the main st. Down 1 of the alleys. Also people should be told that you can get off at the St. Marks stop. It is far easier to find.No drink making facilities. Very thin ceilings or floor upstairs and would hear footsteps and peopletalking all the time from the room above ours and we we're alwaysawakened by it especially early in the morning.The map cost 2 euros!! Not free!!. the room is not so comfort, because the room is too small. and no breakfast .but the price is high.The hotel is difficult to find. The management office is not in the hotel and finding that place with the map is even more difficult. It is almost impossible find the hotel, it is imperative to have a mapto find the place as it is very hidden and the names and street numbersin Venice is absolutelly with no rule, randomwise. yes, there is no reception at the hotel and one has to wander around various hotels upon arrival to find someone to let you in.
