We arrived early,really only wanted to drop cases off but was warmly
greeted and allowed up to to our rooms. We had a knock a few mins later
to check everything was in order. The whole establishment was spotless
and all staff very friendly, would certainly stop again and recommend to
others. At the end of the road approx 400m is the bus stop that takes
you straight to Princes street. £1.50 one way or £3.50 for "hop on
hop off" per day. £7.50 for a Taxi.But if feeling fit could walk in

Although we could not take the room until 2pm we were able to leave our bags much earlier and have them moved to our room when it was ready so we were free to enjoy an afternoon in Edinburgh, which very much appreciated. Room was spacious and comfortable with all the facilities we needed for a short stay. Breakfast was decent and filling and at a reasonable time. The hotel is in the Haymarket area which meant a short and inexpensive train ride into the centre - so an excellent location with .
We loved this hotel! From the first minutes we were greeted by friendly staff, introduced to out spacey bedroom with comfy soft beds, and the whole hotel is a very cosy place where it is a pleasure to stay! The atmosphere is exceptionally calm and relaxing- the little bar in the hotel is never crowded or loud. Breakfast is very tasty, and the location of the hotel is very comfortable-minutes to Princess street, castles and to train station. Very friendly people work in this hotel, totally recom.
I stayed at No. 32 Hotel together with my grandmother who needed assistance with stairs and walking. The Hotel staff treated us amazingly friendly, gave us the room best suited for our needs and went out of their way to help us wherever they could. The atmosphere in Hotel is extremely welcoming and we felt very comfortable in our room, which was very clean and tastefully decorated. To sum up, this Hotel had a big part in making our trip to Edinburgh such a success!.
Very comfortable beds!! Very friendly and helpful staff. Great breakfast - Full English breakfast as well as toast, jams, some cereals and fresh fruit, some juices and tea/coffee. Our room was really spacious, everything was clean and stylish. The location is fantastic, too - a 2-3 minute walk from Haymarket train station; the airport bus stops there and there are plenty of buses to take you into the city centre.

This was our second stay at this friendly, family-operated hotel. The hotel offers an extremely quiet, central, and convenient location, requiring only a short walk from the airport bus stop. Friendly service and a great breakfast are included. All in all, this is a very attractive hotel in an affordable price range.
Excellent location, very close to Haymarket station and only 15 minute walk to the centre. Extremely friendly and knowledgable staff. We stayed in a room at the rear and it was very quiet - no road noise. A very clean and well presented room. Excellent cooked breakfast but limited cereal choices. Would stay again.
The rooms where very cosey and the beds where so comfortable. The breakfast was tastey and certainly filled a hole in the morning. The staff where friendly, always smiled and spoke in a polite manner. It was one of the cheaper hotels and my partner found on booking rooms.com , so it was great value for money.
Excellent value for money in an ideal position to be near to the city centre but not in the centre. 15 -20min walk to castle. The staff were very friendly and nothing was too much trouble for them. Room decoration although basic was rustic and keeping with the history of house.
I was concerned as I am sure most people are before they arrive at a new hotel. My sister and I were absolutley delighted, from the friendly welcome until we left the next day. Absolutely faultless and would have no hesitation of recommending this hotel and will use again.
The staff were extremely helpful and friendly, making us feel very welcome. The room was stylish and comfortable. The location is fantastic for getting into town, going to the cinema, Murrayfield stadium, the Zoo and also really easy access to/from the airport.

Our room was on the too floor and it was absolutely gorgeous. The decoration was simple but elegant and the bed was extremely comfortable. The breakfast was lovely as well as you got a real pot of ground coffee just perfect to kick start your day.

Lovely luxury hotel, ran by a lovely farther and son team. Helpful and welcoming. Close enough to the centre to walk everywhere, but just far enough that we could have a lovely sleep away from hustle and bustle.

Stayed here after a day at the British Open Golf. Comfortable room with decent beds. Breakfast was good in the morning.

Not much wrong. A couple of fittings in the room - a glass shelf in the bathroom and a long mirror in the main room were not properly fixed to the walls - which looked careless and a bit shoddy, but in a two day stay we could live with this.
We were in room no. 12 and had continuous problems with the toilet which did not flush correctly. One of the staff explained how to flush it but it still did not flush enough water. Quite annoying!!.
Breakfast is between 8 and 9 am - a later finish would be better.
Although the hotel was very clean in general, I picked up the drain cover over the plughole in the shower as water wasn't draining fast. It was clogged with hair and soap, it didn't look like it had been cleaned in a while.

Basement room was very comfortable, and well equipped but view was onto stairwell, and there was some noise from passing traffic.
While The staff were lovely especially the guy who greeted us and let us drop our luggage off as we came earlier than check in time, there was a sense of lack of structure within the staff. People were't quite sure what they were doing. Also in the morning one small criticism there was on menu to say what was on offer however aside from that my partner and I loved it and would be happy to book again.

Booking troubles, but they supported us best possible to make us feel comfortable, WIFI just working in the reception area.
Couldn't get hot water one evening so had to have a cold shower, but staff tried hard to sort it for us.
Drinks in the hotel were very expensive.
Size of the room. Very small not even big enough for a wardrobe. No information in the room about breakfast times or checkout times and was not told at reception when checking in resulting in almost missing breakfast. Was in room above kitchen so from early Saturday morning heard the kitchen swinging door banging open & closed constantly.
wi-fi did not work in the room, I ordered the taxi for the morning to the airport which never arrived (maybe it was a taxi's fault) very tricky terms &conditions about cancellation fee.

The only complaints were that the drain in the shower was blocked and the closest free parking was a good 1/2 mile walk from the hotel.

The room was too small and when the water was running or bathroom in other parts of the building were used it was very loud. No lift. Area for socialising was virtually non existent. Very small for the price paid.
Parking is issue, ONLY if you have a car, but no need as bus is 2 min away and centre of edinburgh is about a 15 min walk.

Basement room small & dull but OK for a couple of days stay.
There wasn't many night time activities other than going to a bar or the cinema and as we didn't know the city as it was our first time there we were left rather bored after dinner but was good otherwise.
bed was a bit small double could do with being king size(personal preference only ).. however lovely and comfortable with good quality bedding. For the money paid very happy with everything.
