Breakfast was very good, but it`s main selling point is the terrace in which it is served - on top of the rooftop above the Grand Cannal with the most magnificent view.   Fantastic location at 5' walk from Piaza San Marco but in a quiet street with (at least for 2 of the 3 available rooms) a view on one of the hundreds of canals. Everything almost brand new, modern, very clean and in very good condition. Airco in the room. The kitchen and bathrooms are cleaned every day and the rooms every fe - Before our arrival we got informative e-mails how to find the place and they were very helpful. Everything was good, the Rose room was very beautiful. There are total of three rooms and two bathrooms to share, which was totally OK. The bathrooms were clean and modern. Breakfast was basic - toasts, jams, cereal, yoghurt, coffee, tea, juice, fruit. Location is very good, about 200 metres from St Marks Square. Fortunately there was the option to leave your luggage in the apartment and pick them up

  This is a top notch hotel. Very nice rooms with nice big bathrooms. We received a room upgrade so I can't speak on a standard room. Our suite with adjoining rooms was, however, excellent++. Like their directions state, the hotel is just a short walk from the waterbus stop. Best facility we stayed in during our Europe trip.
