  First impressions count, and they are good. Paul, the landlord, greeted me on arrival. He's friendly and just has that knack of getting people. Our room was quite spacious, for Blackpool B&B, and had everything we needed. Bed was comfy and it was all clean. Paul is always genuinely cheerful and always available. I'm not sure when he sleeps. No need to eat again until dinn - We were travelling with our 2 young boys of 5 and 8 and were very pleased with the family room as it had an adjoining room for the boys so we all had lots of space. We loved the spa bath! Tram stop right outside the hotel made travelling up and down the promenade very easy! Excellent value for money - we enjoyed the breakfast and evening meal - we will come back again if we can find the same deal of £105 per night half-board for a family room. Warm and friendly owners, good sized comfortable and cosily decorated room with tea, coffee and hot chocolate making facilities plenty of supplies and biccies, comfortable bed, spotlessly clean bathroom great shower and large fluffy white towels and with a decent selection of toiletries.
