We are a Spanish people living in Liverpool and we spent the weekend in this beautiful Guest House to visit Edinburgh. We went by car, so the free parking 24 hours was perfect for us( Its is situated right at the hotel), The most famous Edinburgh's points are in walking distance, no need for a car. Very nice staff, they told us what to do and see in Edinburgh. You can enjoy some live Scottish music at the hotel. The breakfast options were a great variety and super delicious. the breakfasts were large with lots of toasts the bedroom was large the beds very comfy the en suite was large the location was very central and on a bus route we were given a map when we arrived with the attractions and to see we also had a night of Scottish songs and guitar from allan the owner who also told the Scottish history through pictures on a big screen which was interesting and easy listening music.
Decent standard for price,very clean,spacious family room with en suite,decent cooked breakfast,helpful staff,very convenient for city centre (e.g.taxi to Leith Walk £8) and on bus route,free on site parking including whole of arrival and departure days,free hour of live Scottish music courtesy of proprietor.Good value in context of Edinburgh prices.
We realy enjoyed the warm welcome on arrival and the polite manner from all the staff while we were there nothing was to much for them it is close to the centre of town and easy access for the buses which is a bonous as we left our car in Averon car park which is covered with cameras will definatley go back.
Room was very comfortable. Staff very attentive and helpful. The owner has a strong interest in Scottish history which he displayed by giving his guests a concert of his singing traditional Scottish songs with applicable photos. A very enjoyable evening.
Friendly staff, comfortable accommodation and private off street
parking. The owner was happy for us to leave the car in the car park
after we booked out, as we wanted to do some site seeing prior to us
returning home.
The staff was wonderful and helped us get a rental car. The breakfasts were excellent also. It was very clean and quiet. We actually went back a week later to try and stay again for 1 more night, but they were full.
The staff was very helpful and did a great job. Breakfast was really good. Everything we enjoyed at breakfast was fresh and well prepared. The location is good. The walls are a bit thin but we slept in spite of it.

Good location, friendly staff, nice big n clean room, good value for your money, restaurant very close by specially Indian restaurants, our favourite being Imman restaurant. Two minutes walk from the hotel.
friendly helpful staff in central location with secure parking it was very useful to leave car there during the day of departure and this seemed to be the norm i would be happy to stay there again.
Actually, it was everything I was looking for this specific trip to Scotland: very nice facility, excellent staff and, on top of everything, the very best location in a splendid city.

Comfortable beds, nice sheets, very close to Kings Theatre/ Concert hall/ castle. Easy walking distance to centre of city. Very good value for city centre.
Only about 20 minutes walk to the Grassmarket and about a further 10 minutes to the Castle. Handy location. Good breakfast and excellent value for money.

Staff was very friendly. We had a large, comfortable room. Easy walk to the castle and to old town part of Edinburgh. Breakfast was very good.
